Description 

This lovely cottage is ideally located for a peaceful ‘get away from it all’ break with the added advantage of being just a few minutes walk to Sea Palling village where you can find a dog friendly pub and cafe, fish and chip shop, general store with Post Office, an amusement arcade and a children’s play park. 

Cosy Corner is all on one level so is very accessible, with parking on site for 2 cars. It is a perfect, all year round base from which to explore the Norfolk coast, countryside and Broads.   

The dunes and coastline from Sea Palling to Winterton are officially designated ‘Areas of Outstanding Natural Beauty’ and it is an ideal place for walking, cycling, bird watching, fishing, water sports and, of course, seal-spotting. 

Head North on the picturesque coast road to discover Mundesley, Cromer, Sheringham and beyond.

The beautiful Norfolk Broads are close by and can be explored by taking river trips and hiring day boats in Stalham, Wroxham, Horning, Hickling or Horsey. These nature reserves unique topography of reed lined waterways are famous for their good coarse fishing, boating and rich variety of wildlife, especially waterfowl.

When you arrive

Park your car in the driveway and walk around the front of Cosy Corner to the front door  The front door leads in to a

Lobby/Boot Room

The lobby / boot room has plenty of hanging space for coats as well as a cupboard which houses a washing machine, laundry basket, vacuum cleaner, iron and ironing board.

Continuing through the next door to the open plan layout of the kitchen and living area.

Kitchen

This well planned kitchen has every detail thought of. There is plenty of storage space and there is an electric cooker, dishwasher, fridge and freezer.  You will find a dining table with four chairs.

Living Room

This relaxing living room has plenty of seating with a three seater settee and two chairs, and a woodburner. There is a 40 inch with Netflix, a selection of board games and a well stocked bookcase. Unlimited WiFi is included.  The living room has laminate flooring with rugs. Sliding patio doors lead on to a covered seating area.  

Go through the hallway and turn right into:

Bedroom 2

The Twin Bedroom has two 3ft wide single beds, a wardrobe and a set of drawers.

Come back into the hallway and go forward into the:

Main bedroom

This bedroom is furnished with a king sized bed, side units with bedside lamps, a large wardrobe and a console table. There is also a small, wall mounted TV

Turn back into the hallway and into the:

Bathroom

The bathroom has a sink, toilet, heated towel rail and a walk in shower.

Outdoor Space

There is parking for two cars inside of the double gates. Once the gates are closed, the wraparound garden is fully enclosed, mainly by a 4ft high wall.

The garden is mainly laid to lawn and has two separate decking areas with patio furniture.   The one directly outside of the living room is covered, allowing all weather alfresco dining.  The other patio area has a built in barbecue. There is a shed that stores windbreaks and some deck chairs and a separate lean-to, behind the property, for guests to securely store their bicycles or surfing gear etc.

Cosy Corner is situated in a very quiet road on the outskirts of Sea Palling with little passing traffic (although there will be more in peak season).  

The garden is mostly to the front (grassed) and has a four feet wall all the way around.  Once the garden gate is closed the garden is secured (for non jumpers).  

There may be a number of passers-by at the front of the cottage as this road does have dunes access and is a lovely road to walk

Directions

From the A149 Stalham bypass take the turning signposted Happisburgh/Walcott/Bacton at the western end of the town (Stepping Stone Lane B1159). At the end of the lane, turn right at the junction and stay on the road into Stalham for approximately 0.5 mile until you reach the first junction in the town with the High School on your left hand side. Turn left at this junction and follow the road through Stalham, to Ingham.

Follow the road through Ingham, past the Ingham Swan, to the first T-junction. Turn right at this junction towards Sea Palling, passing Causeway Farm butcher and the farm shop.

Just as you enter the village, the road bends to the left then to the right.  Turn left onto Beach Road off this second bend and follow the road towards the beach. At the end of the road continue on to Clink Road to your left. Follow the road round the bend to the right and Cosy Corner is situated just before the next sharp left.

Accessibility Guide

Cosy Corner is all on one level throughout.

Directly to the side of the parking area is a lean to area, with a small step up of 15cm up to the decking area, and access to the sliding doors, which have a width of 75cm when open.

    The main bedroom has a 75 cm width door opening into the bedroom. The bed is kingsize of standard height.

    The twin bedroom has a 70 cm width inward opening door. The beds are standard 3ft singles.

    • The bedrooms are level access

    The TV has subtitles.
    • For the purpose of fire risk assessment, please let us know if you are hearing impaired, as the fire alarm is audible only.

    All light switches and sockets are of standard height.

    • Cosy Corner is situated on a quiet single lane back road, on a right angled bend.
      There is car parking in an off road concrete driveway. There is a concrete pathway around the house, for access to the back porch door which is 75cm wide.

      Cosy Corner is all on one level throughout.  As you enter the cottage from the sliding doors, you walk into the sitting / dining / kitchen area, open plan.
      The sitting / dining room has a standard sofa, chairs and kitchen table and chairs. To access the kitchen there is a gap between the wall and kitchen units of 103 cm.
      The Kitchen has a standard height sink, cooker and worktops and units, The floor in this area is laminate.
      There is a 75 cm door through to the porch / utility area, leading to the outside door (75cm)
      Back in the Sitting / Dining Room there is a 70cm width door opening into the living area taking you through to the hallway..
      To the left is the main bedroom with a 75 cm width door opening into the bedroom.   The bed is kingsize and of standard height.
      Back into the hallway, there is a 70 cm width door opening inwards to the shower room.  There is a tight turn to the right to access the shower that is floor level, with a small 2 cm lip.
      The door to the shower is 70cm wide. The toilet and sink are of standard height.
      .
      Door locks are at the standard height of 100 to 105 cm from the floor.

      This property is not suitable for wheelchair access.

    A little gem, we arrived in the dark so couldn’t appreciate exterior, inside is lovely, the beds are so comfortable.  Well equipped, clean and porch is gorgeous.  Garden ideal for our dog.  The nearness of the beach is fantastic.  This property has cleaning products galore, you can see it is cleaned really well.  Dog friendly throws, everything needed for them.  Would not hesitate to book again.

    What and ideal cottage, everything you need and so dog friendly.  Our four really enjoyed themselves, Woody our Basset Fauve might have enjoyed it more if he had been freed from the flexi lead, but as a jumper we didn’t want to test the security of the wall surrounding the front of the property.  The welcome basket was very welcome! and a nice thought.  The property is so well situated and so well equipeed that we’ve already booked for November 2022 and 2023.  Can’t give a better recommendation.  Gail was most helpful with any quries.  Would have liked longer but with a very popular property it is difficult to find a vacant slot.
