Reactive Dog Guide
Wilfreds Farm is situated in a very quiet dead end lane in a VERY rural location with little or no passing traffic and only one house beyond.The garden is all at the front (grassed) and has hedging all around and mesh to the height of 4.5 feet highThe cottage is surrounded by farm land. To date, we have had no reports of bird scarers but we will keep an eye on this!The local farmer (Wilfred’s grandson) does everything he can to promote wildlife. There is a huge variety of birds and other wildlife immediately round the farm house, with two Sites of Special Scientific Interest at the end of the road. One to the right and one to the left.About five minutes from the dead end of the road is South Fen, a huge open area for walking dogs. Early in the morning and at dusk it’s possible to see four barn owls quartering the fen! Herons, Geese and many seasonal migrants spend time there alongside the River Ant. There are canoes for hire along this stretch from Dilham Hall Canoes.

Description
Wilfred’s Farm is a 300 year old farm house with an original pegged wooden A beam room and tudor bricks in some of the outbuilding walls.
As it’s so old, it is positioned south west to catch the sun for the whole day, meaning it’s a light, bright, cheerful space. Only 50 years ago, Wilfred was farming the land using the shire horses he had bred himself. He thought horses preserved the soil structure better than heavy tractors. He kept chickens, pigs, cows, calves and grew potatoes, barley, wheat, and harvested the many Bramley apples from the five old trees that shelter the side of the house from the field where he kept his horses. The cottage has gorgeous sash windows, lots of nooks and crannies, huge feature fireplace and a beautifully designed spacious garden.
Park your car in the designated (3) spaces to the front of the cottage and walk to the front door.

When you arrive
Kitchen
Walk into the entrance hall which has a gorgeous dresser and bookshelves on your right hand side, plenty of space for outdoor shoes and a cupboard in front to house outdoor gear. Ahead is the cottage style galley kitchen which has lovely wooden worktops, plenty of storage space and has a washing machine and dishwasher. There is an induction hob, double oven, microwave and a wide four slice toaster. The cupboard under the stairs has cleaning equipment including a vacuum cleaner, and baking equipment so you can make cakes, muffins and cupcakes!
The kitchen window overlooks the sheltered, shady and secure rear courtyard.
To the right of the front door is the
Utility Room
Which has a washing machine and four drawer freezer, with a door opening to a fully equipped downstairs shower and toilet. There is a coat rack and the rear door exiting from the utility room leads to a very secure small courtyard.
Back in the Kitchen, walk forward into the
Dining Room
This beautiful light and airy room has a fabulous sash window overlooking the large garden. There is a dining table with 6 chairs, feature lighting, dresser, two further comfortable chairs and a very comfortable couch situated in the feature fireplace. This room also has feature beams and is a haven of peace and tranquillity.
Walk forward to the
Living Room
The cosy living room has comfortable seating for 7 people, bookshelves stacked with great holiday reading, a lovely woodburner and 39 inch Smart television with DVD player)
Come back through into the Dining Room and head up the feature Norfolk Winder staircase. The stairs are wood so do be careful in socks. There is a sturdy hand rail put in by the old farmer Wilfred, who lived here for many years.
At the top of the stairs, turn right into the
Bathroom
This light and airy room has a modern white suite with a gorgeous freestanding bath with central taps, free-standing charming sink unit and toilet. There is a heated towel rail. a Scandinavian bentwood chair for sitting on (and reading in this super sunny room with the sound of bird song filtering from the woods opposite)
Come out of the bathroom and head forward through the hallway (with wooden flooring) to the
Lower Level Single Bedroom
This charming single room has a wooden single bed, side cabinet and Chinese wardrobe (sold by a film directors daughter!) which has hanging space, side shelves and a deep bottom drawer. There is a wall mounted 31 inch TV
Step out and up a single stair to
Upper Bedroom 1
Has a fabulous view over the beautiful cottage garden. This room is furnished with a comfortable double bed, feature (not in use) fireplace, side units, lovely lamps, dresser, seat and wardrobe and a 31 inch television.
Exit this room and into
Upper Bedroom 2
Has a fabulous view over the beautiful cottage garden. This room is furnished with a comfortable single bed, side table, lamp, built in storage and a 22 inch television.
Exit this room and into
Upper Bedroom 3
Has a fabulous view over the beautiful cottage garden. This room is furnished with a comfortable king sized bed, feature (not in use) fireplace, side units, lovely lamps, two large in-wall original cupboards either side of the chimney breast (one side has shelves and one has hanging space and a shelf for extra blankets etc) and a 37 inch television. There is an antique dresser mirror on an antique writing table by the window with a dresser chair.

This large and well maintained cottage garden has some wonderful local species of plants and shrubs and is a perfect haven for visiting dogs.
It is fully enclosed and meshed to 4.5 feet high all around.

The peace and quiet here is amazing; loved listening to the owls when in bed. The space in the cottage is really good, the quirky layout and the furnishing were delightful. Love the creaky floorboards upstairs and the slight slope. The cottage is very cosy and the garden fabulous for the dogs. We have been fortunate with the weather this weekend, we were able to sit in the garden for a while
We visited Cart Gap beach with the dogs which is really good and spacious (best thing is there are toilets in the car park) Also East Ruston Vicarage Gardens – I am lucky enough to live only an hour away so will definitely be re-visiting them.
Oh yes, nearly forgot to say the beds are really comfy and we have all slept like logs

Wilfreds Farm was absolutely lovely! We’ve had a lovely relaxing time. The cottage is so quaint but very spacious and had everything that we needed for a family of 5 adults, 1 child and 4 bouncy dogs.
Weve had a great time seeing the local area.
Happisburgh beach was a favourite for the dogs to run around and paddle
Scarlett (8 years old) loved Hemsby and Sea Palling

What an absolute gem of a place, this is such a find. Wonderfully located for both beach and inland walks. Weavers Way is just a short walk away. It was fantastically quiet and peaceful. The cottage is well equipped and furnished to a good standard and so dog friendly. We had a marvellous week at Wilfred’s Farm, the time flew by. We went home feeling relaxed and recharged. The garden was completely secure so we had no worries about escaping pooches, so important. Best of all Gail is a dream to deal with and unlike other holiday cottages I’ve booked recently this surpassed my expectations and more. If you want peace and tranquility go to Wilfred’s Farm you won’t regret it. We’ve booked again! Thanks Gail.

Absolutely love Wilfred’s Farm. Perfect in every way. The cottage is so dog and human friendly with a lovely big garden, great for our three Border Collies. The location is great, right on the Weavers Way for country walks and minutes away from lovely beaches. Fantastic get away from fireworks too, they can be heard in the distance in the garden but nothing inside so very happy and contented Border Collies and humans not seeing them stressed. Jane and John the owners are lovely and helpful with any needs and local information. Already booked for 2024 and 2025! Getaway heaven 🐾❤️
