Oak Cottage is a stunning Victorian cottage situated in Short Lane in Happisburgh.  It exudes welcome, comfort and warmth and is a fabulously dog friendly cottage.  Our lovely owners are multi dog owners so know just how important it is to feel welcomed as a dog owner.

It is a 20 minute walk to the lovely dog-friendly Star Inn at Lessingham, and a 40 min walk to Cart Gap (dog friendly) beach….or a 5 minute car drive!

Happisburgh village is a 30 minute walk in the other direction and it has a lovely sandy beach, another local dog friendly pub (The Hill House) and the iconic lighthouse. The village is a peaceful and traditional seaside village with a little village shop and an excellent fresh fish shop.

Oak Cottage has a nice sized and very, very secure private garden and off road parking for 3 cars. Inside the cottage is cosy, comfy and kept to a high standard of cleanliness.

From the A149 Stalham bypass take the turning signposted Happisburgh/Walcott/Bacton at the western end of the town (Stepping Stone Lane B1159). At the end of the lane, turn left at the junction and stay on the road (still the B1159) for approximately 2 miles. As you approach East Ruston Church (the church on your right hand side of the road on top of the brow of the road), take the immediate right turning into Vicarage Road (signposted The Vicarage Gardens). Follow the road for approximately 1.5 miles as it becomes Happisburgh Road. At the T junction, turn left, then left again into Short Lane.Follow the lane as it bends to the right, and directly after the bend, Oak Cottage is on your right hand side.

Cottage Details

When you arrive
Open the paddock gates where there is off road parking for 2 cars on the gravel drive.  Dogs are secure as long as the paddock gate is closed.

If your party are arriving in 3 cars, there is an extra off-road parking space at the bottom of the garden (road side). There is a separate entrance gate from this space to save you walking round to the front of the cottage.

Walk in through the front door where there is a handy boot room to deposit wet clothes, outdoor shoes and umbrellas and dog leads. A big enough space to towel dry any wet or muddy pooches before entering the cottage. Supplies of dog towels are left here.

Open the internal porch door and walk through, turning right towards the

Kitchen

The galley style kitchen has views over the front garden and outside feeding area. The kitchen is furnished in a cottage style with freestanding 5 feet high fridge freezer, electric (waist high) oven and hob, and microwave, kettle and toaster. There is an integrated dishwasher and lots of storage and the owners have furnished the kitchen with plenty of kitchen implements. There is a further freestanding storage unit.

Turn back into the hallway and turn right into the

Living Room

This living space is full of character, with latch doors, a lovely woodburner and beautiful views through two windows over the very secure garden. It has ultra comfy seating (2 and 3 seater new leather sofas plus two single wingback chairs, with plenty of cushions for comfort). The owners have a 40 inch Smart TV fitted with a full Sky package including movies, Sky Sports and Netflix

Turn right into the

Downstairs Bedroom

This light and airy room overlooking the lane, has a king sized zip and link bed which can be made into twin beds if required. With side units and a handy chest of drawers.

Come back into the living room and turn right to go upstairs. On the landing turn left into

Bedroom 2

This double bedroom overlooks the leafy lane and has a double bed with side units and a handy chest of drawers.

Back in the upstairs hallway, go straight ahead to the

Master Bedroom

This large and airy room overlooks the garden and has a king sized bed. The wardrobes are all fitted providing lots of storage space.

Exit back into the hallway and walk back down the corridor to the

Fourth Bedroom

This single bedroom has views over the garden and a daybed for use if you have more than 6 guests.

(There are carpets in all bedrooms and lounge, with the rest of the cottage with hard floors)

Turn left into the

Dining Room

This stunning room with double aspect views into the garden has formal dining seating for 6 people. It is a real suntrap and is the perfect place for sitting with a glass of wine, watching the dogs having fun in the secure garden. Feature ceiling beams and a lovely recess area. There is a side door and double patio doors leading into the garden.

The hall, kitchen and dining room floors are all full tiled.

Garden

Access to the garden is via the dining room through the patio doors. The garden is thoughtfully planted with plenty of lawn space, a patio area and summer house . There is lots of room for dogs and children to run about in. It is fully hedged and wire meshed all the way around. There are two 6 foot bolted entrance gates on the outside the garden.  There is garden furniture (table, 6 seats and a parasol, and two sun loungers) and a dog agility set and dog paddling pool for use

Back through the house to the parking area. There is a separate building which has a kitchen/storage room with worktops, fridge, sink and cupboards. Step down into another room which can be used for dogs as a separate feeding room or to use to rest in a cool environment if you have to pop out and leave them for a short while.

    Lovely cottage, home from home! Our second visit, hopefully not our last! Great beaches – nice to let the dogs run free. Swalllows and sand martins have returned – Summer is just around the corner!

    Our first stay at Oak Cottage but we will definitely be back. The cottage is on a very quiet lane. The sofas and beds are comfortable, it is warm and it is very well equipped-it felt like a real home from home. We were there in March, so we didn’t get to lounge in the garden but I would imagine it is lovely in the summer and it is secure for the dogs. We know the area quite well and primarily visit to walk the dogs on the beaches. Cart Gap has an easy ramp access onto the sand (except at high tide when the beach is inaccessible) and you can walk for miles. As mentioned by others, Smallsticks cafe is dog friendly inside and out with a couple of beach huts in the garden, which is handy if you have a reactive dog. The Dunes cafe at Waxham Barn is also very nice and dog friendly inside and out. This visit, we had a day out to Felbrigg Hall for a change of scene. House, formal garden and walled garden are off limits to dogs but there are acres of pasture, woods and parkland that are open to dog walkers, some areas off lead. There is a great dog friendly cafe too. There are lots of other places to go to. We just didn’t feel the need!
    Overall, Oak Cottage is an excellent base for a dog’s perfect holiday, that the human staff will enjoy too.

    Fantastic area with so much to see and do. Must visit the Lighthouse and The Broads! We hired a boat which was fantastic. A visit to see the seals at Horsey beach and a rest in the Nelson Head in Horsey – very welcoming and fab beers on tap! Nikis Cafe in Great Yarmouth is great and dog friendly. Enjoy your stay

    Just returned from a 4 night stay at Oak cottage and what a super time we and our 6 pooches had. We went to Great Yarmouth. A really lovely beach for the dogs to run around on out of season. (31.10 to March) Nicky’s cafe is on the front and is dog friendly. Lovely lattes and nice service. Then went up to Horsey to see the seals and their pups. A very special sight. They are on the beach from November until January/February. You can take you dogs to the viewing point but they must be on a lead. We left ours in the car as the day was cool and they were tired after GY. There is a large car park to access the beach.
    We then found a lovely little pub called the Nelson inn. Traditional and so friendly with a roaring fire which the dogs loved lying in front of. As it went dark at around 4pm we lit the wood burner at the cottage and made our own food. So relaxing.
    The next day the weather was glorious and we had booked a trip on a self drive electric boat from Markham. The dogs loved it and it was so quiet. Just under £50 for two hours and we got to Hickling Point.
    Happisburgh lighthouse. We had a private tour and it was perhaps our favourite part of the holiday. So interesting. It is now closed for the winter but if you get the chance we highly recommend it.
    The beach at Happisburh is cordoned off at the beginning but the walk along the path was great. Lots of smells for the dogs. Also enjoyed Bacton beach . Hardly another dog in sight.
    Cromer is also highly recommended. Lots of dog friendly cafes as you have a mooch around this lovely seaside town. The beach is pebble not that the dogs seemed to care.
    All in all a fantastic holiday and a super cottage to stay in

    What a fabulous cottage! Garden secure and cottage is beautiful, a perfect stay and well equipped.
    Beaches are lovely, so dog friendly. Went to Happisburgh, Cart Gap and Sea Palling all excellent.
    This is our second Pack Holiday, also stayed at Mimi in Sea Palling, both stays excellent and already booked our stay for next year!!! Thank you Gail and owners, you do an amazing job!!

    Knowing the excellent facilities and all the important extras that are included made for a stress free preparation.
    Bringing all the stuff for the dogs is bad enough so to be able to ‘travel light’ is fabulous
    Once again, we havent done much sight seeing, wanted a chilled week but managed lunch at The Gunton Arms, tea at Dunes Cafe, Bacton Fish and Chips and Watsons. Smallsticks for breakfast and lots of walks on the beaches.

    A lovely place to stay, perfect location for us and so well equipped. Our dog Toby is highly reactive to other dogs and being able to walk him down quiet country lanes without seeing anyone else was just bliss. He loved the garden too, totally secure and lots of room to play. The cottage was perfect for us humans, spacious and comfortable – we especially loved the dining room. Lots to see and do in the local area, great beaches nearby and loads of stuff within a 30 minute drive.

    Cosy cottages, very warm and welcoming. Dogs had a lovely time in the garden, at Bacton Woods and on the beach. Had a problem with the upstairs toilet and although it couldn’t be resolved until the plumber came on Friday am, Gail acted quickly to get someone in to look at it straight away. Always a good service from Gail at Pack Holidays

    Nice cosy warm well equipped cottage with a lovely garden for the dogs to play in. We used the daybed in the 4th bedroom which enabled our Granddaughters to have a bedroom each so they were happy. Good location for the beach and Bacton woods. One of our favourite areas of Norfolk to stay in. Not our first stay with Pack holidays and won’t be our last.

    Wonderful dog friendly cottage with lots of ideal facilities for both human and canines. A really delicious welcome hamper awaited me along with fresh whole milk in the spacious fridge/freezer.
    I had taken my own mug as I am fussy but there was a lovely selection of excellent quality crockery and cutlery. Good choice of glassware for wine etc too!
    The separate building is perfect for storing all the dog paraphernalia that 14 dogs seem to need, raw food, bags of dog food etc. The washing machine and tumble dryer were very efficient too, with several wet days I unfortunately had to use them as keeping 56 paws clean is hard work sometimes!
    A lovely place for relaxing, so quiet and more often than not the only sound outside was bird song. Thank you Gail and Oak Cottage owners for a super week and I will be coming back again.

    What a stunning little place, first impressions left us lost for words!! A real home from home and everything really has been thought about, down to the fine decorative detail. A true retreat for the dogs, comfy beds and a superb secure garden, that they absolutely loved! Lovely base to get out and explore with beaches only a few moments drive away, closest being Cart Gap just down the road.

    Loved our stay here. Cottage, garden and all the lovely individual very thoughtful individual touches are fab.
    Lots of wonderful country walks from the door and a short drive to several lovely beaches. You can see how much thought has gone into making Oak Cottage so dog friendly. Double fence in the hedge stopped our little escapee right in her tracks.
    The rest of the pack loved the freedom. We have all loved it so much, we have booked to come back. Thank you for a fab stay and a wonderful local welcome pack – the eggs were fantastic xx

    We’ve had a great few days, the cottage is lovely and we really appreciated the welcome basket and thoughtful touches.

    We’ve enjoyed exploring the local beaches and a boat ride on the Broads. Lots of the local pubs and cafes have already been mentioned but we have found ‘Sugar and Spice’ on the Coast Road at Bacton to be very welcoming, very dog friendly and lovely homemade food. Looks nothing from outside but don’t let that put you off.

    Oak Cottage has everything you could need! Garden is secure for our dogs, the garden a real sun trap to enjoy. Everywhere we have visited has been clean, people friendly. Happisburgh beach a must, especially for the dogs.

    Also visited, Waxham, Horsey, Cromer and Walcott.

    The lighthouse has an open day and we were lucky enough to go up inside. What a treat!

    A very warm and cosy cottage. It has everything you could ask for. The welcome hamper was a very nice touch and appreciated. the cottage was spotless!

    During our stay we visited horsey seals, Hirst’s Farm Shop (They do very nice cakes), Cromer to see the Banksy art, Wells-next-the-sea, The Farmers at Ormesby for Sunday lunch (Worth a visit). Redwings horse sanctuary, Waxham Barns for lunch, The Ship Inn at Mundesley followed by a walk on their beach. We’ve had a brilliant week here and will be back again soon!!!

    Very comfortable, well -equipped cottage. Our 6 labradors loved it! 2 lovely meals at the Lighthouse Inn, and some lovely walks along Cart Gap Beach. Bacton woods is worth a visit, and Cromer Beach and Pier – lovely doughnuts. Everybody we have met is very friendly.

    First time staying at Oak Cottage (not our first with Pack Holidays) a true home from home. All dogs settled quickly (even ignoring the geese after 24 hours) and no escapees from the garden from the little or big dogs. Had days out to Walcott beach, which wasn’t too busy and we had fish and chips which was great. Went to Happisburgh beach later in the day and had the beach to ourselves. Bacton Woods was also a hit with the humans and dogs. A visit to Horsey (without dogs) also did not disappoint. Poppylands and The Lighthouse were also visited for some great food. Thank you so much

    Our first time staying at Oak Cottage and I must say what a place for a break of our busy lifes and to just put our feet up for some peace and quiet.

    Surrounded by unbelievable views, lovely people. Everyone has had the pleasure of trying an apple from the tree which was very delicious. We’ve all enjoyed switching off and playing board games on a night. We’ve enjoyed the walks into Happisburgh, the lighthouse is incredible and the food is amazing! Overall has been a lovely stay and would definitely recommend.
