Here are the reasons why, but also more importantly, what aspects of the cottage may not be suitable for your reactive dog. Neaps is situated in a very quiet part of Hickling (a rural Broadlands village). There are neighbours on either side (owner one side) but there is nothing a reactive dog can see due to the height of the hedges and we know how quiet it is there, as do our past guests! There are some nice quiet walks nearby including Weavers Way (a 5 min walk from the cottage) and some nice bridle paths out of the village. There is no farmland surrounding Neaps and we have had no reports of bird scarers. Whilst passers-by may walk past on the road, this is some distance away and the road cannot be viewed from the garden (as Neaps is accessed via a private side road) and we are quite confident there is very little for scared or reactive dogs to react to. There is no coastal path or path walk passing the property. The garden does not look into another property and is not overlooked.

Neaps is a gorgeous dog friendly cottage in Hickling, full of character and charm. I am so delighted it is joining the Pack Holidays family again, as I am always being asked about it by our regular guests who have had so many fabulous dog friendly holidays here.

Neaps is situated along a quiet path, at the edge of a charming village by the Norfolk Broads, with a very dog friendly pub and lots of walks from the door, including direct access to Weavers Way. Sea Palling, with its Blue Flag beach, is just a short 10 minutes by car and Horsey beach, famous for its seals, is a short 15 minute drive away!

This dog friendly cottage by the Norfolk Broads mainly has hard floors and a very well dog-proofed large garden for safe play.

If you fancy a bit of town shopping, the seaside towns of Cromer and Sheringham are a short drive away and, more locally, the lovely little seaside villages we have nearby are Happisburgh, Sea Palling, Horsey and East Ruston, famous for its Vicarage Gardens. Or head up to Mundesley and catch a bit of crazy golf!

There is a lot to do from this marvellous base in Hickling, especially if you’re looking for a Norfolk Broads holiday with dogs.

Location & Directions

Address: Neaps, Staithe Road, Hickling Heath, Hickling, NR12 0YJ
Follow the A149 (from Norwich towards Stalham) and continue past Stalham for 2.8 miles. Turn left onto New Road (just past Catfield) and follow this for 0.6 miles, then turn left onto Heath Road for 0.8 miles, then turn right onto Staithe Road for 0.1 mile. Neaps can be found on the left hand side of the road after 0.15 mile. Do keep an eye out for the Path Cottage sign on the private driveway on the left….It is easy to miss. Park your car in the parking area and head to the cottage through the side gate.

When You Arrive

Park your car in the small driveway to the right hand side of Path Cottage paddock gate.

Access the garden through the garden gate to the side of the garage.
Walk up the gravel path through the gorgeous garden (we’ll come to that later) and access the cottage via the enclosed outside porch

Porch

The lovely covered porch has a wooden bench seat (to enjoy the gorgeous garden view), wall hooks for outdoor gear and plenty of room for outside footwear.  This is the perfect place for cleaning off muddy paws too with a super 'Mud Daddy' available for use

Go through the front door to the

Kitchen

This gorgeous kitchen is spacious and full of charm. The kitchen units are all cottage-style and in keeping with the style of the property. There is a dining table and chairs, storage, dishwasher (slimline), microwave, toaster, washing machine/dryer and electric cooker and hob.  There is an under-the-counter fridge with an icebox

The shower room is fitted with a modern corner shower, toilet and wash basin.

Bedroom

This charming room is tastefully decorated, light and airy. The superking bed can be made into twins or remain as a superking.

There is a dresser, small wardrobe, side units and lovely lamps

Exit the bedroom, back to the kitchen and left into the

Living Room

This cosy living room has gorgeous views of the garden through the patio doors. There is a large sofa (which can be made into a sofa bed) and a separate armchair.  A laundry charge of £35 is in place for use of the sofa bed – Please do let Gail know if you wish to use as a bed.

There are two dog beds for use too

There is a lovely small woodburner (first lot of wood supplied), a chest coffee table, dresser for storage and a 32 inch TV (digital UK channels + Netflix)

 

Outside

The garden is a haven of peace and quiet and is perfect for active dogs. It is large and very secure. It has been dog proofed to a very high degree. The garden is laid mainly to grass with tall grasses in the borders and some lovely features.  There are two garden deck chairs for use during clement months.

The cottage has been thoughtfully restored and decorated in keeping with the style of the cottage.

    Fantastic stay as always. Weather was a bit rocky to start with, but then we had sunshine for the last 4 days
    The boys have loved their walks down to the broads each morning, last couple of times actually went for a swim!!!
    Had some great walks at Cart Gap and Holkham beaches.
    Will be back next year……..already booked!

We have visited Cart Gap, Happisburgh, Sea Palling, Acle, Winterton on Sea. We loved all the walks especially seeing the seals which was unexpected

    We had an amazing holiday staying at Neaps cottage! It was our first weeks holiday away without our 18 month old border collie, and we couldn’t have asked for a better week! Neaps was fantastic and had everything we needed, the layout was great for us and our dog. We all enjoyed the welcome pack very much too! The garden was lots of fun for our dog who enjoyed running around and exploring all the lovely smells! Whilst staying we visited the beaches everyday, did coastal walks and a walk along the weavers way and broads too. It was our first time also using Pack Holidays and we were very impressed with everything right from the start, with the enquiries about Neaps and how secure the garden was etc to the online brochure about the property and area. We couldn’t fault our stay, and we really hope to be back again one day!

    We’ve had a really relaxing time in this beautiful and well-equipped cottage
    As well as alot of reading by the fire, we’ve enjoyed walks on the quiet beaches, and around the village
    Thanks also for the magazines and local information, without them we may well have missed Blicking Hall, luch at the Bucks Arms, scones from Veras Cafe and pies and ‘sausage’ rolls from Cafe Carmel. Thanks again

    This is our second stay at Neaps and once again had the best time
    Despite some rainy days we have taken the dogs to a different beach every day and they have loved it. It is also great having such a great garden for the dogs to run around.
    We have ended the week with a lovely roast at The Greyhound Inn, Hickling. Highly recommend

    A fabulous week at Neaps. The cottage is amazing, absolutely perfect for two people and our spaniel. Lovely garden, perfect for relaxing. The cottage had everything you need plus the amazing welcome basket both for us and the dog. The added bonus is peace and quiet, so restful.
    Enjoyed many lovely beach walks, cafes (Smallsticks is a must) and great pub lunches, The Greyhound was brilliant.
    Our second Pack Holiday, just as brilliant as the first and definitely won’t be our last.

    We stayed at Neaps in May this year and, thankfully, the weather was perfect. Neaps is a wonderful little cottage with everything you could need for a comfortable stay. The garden was fully enclosed and completely secure which was essential for our two little hounds – Henley Hobbs and Malish. We had some fabulous walks at Horsey Gap, Thurne Broads, Potter Heigham, Felbrigg Hall, South Walsham Broad and – our favourite – Sheringham Park taking in Weybourne with a spot of lunch at the excellent pub The Ship Inn – highly recommended. The Acle Bridge Inn is another great pub with good quality, traditional pub food at the right price, and a perfect garden to sit in right on the Broads. Hickling itself is a very pretty, quiet village and it was very peaceful sitting in the garden at the end of a very tiring day, listening to the birds, only disturbed by the odd bark from our dogs!!
    Thank you Baz and Gill for a fab holiday – and Gail from Pack Holidays who arranged all the booking. I can honestly say this was a true ‘dog friendly’ holiday.

    This is our second time here and another fabulous stay, it’s a real home from home experience. With a reactive dog, the enclosed garden is perfect and the peace and quiet is all we could wish for.
    Had amazing weather except for the last day so took trips out to Whitlingham Country Park and Winterton on Sea both of those places we found perfect for our reactive boy as they were quiet and gave plenty of space to avoid others and made for a relaxing walk
    Walks around the grass field and playing field at the bottom of the road with a stop off at the broad for a paddle were a must.
    Loved the addition of the deck chairs for lazing around the garden with a glass of wine on those really hot days.
    Thaks for another amazing welcome pack and treats for the boys!

    Been here a few times previously and great to have it back!
    Still our favourite cottage and location. Enjoy the peace and quiet. Spent most of the time unusually for us at the cottage instead of out and about twice a day!
    Really enjoyed the rest.
    Dogs enjoyed their walks to Bacton Woods, Cart Gap (we had the beach to ourselves) and Bluebell Woods in Gorelston. Used K9 Unleashed a few times too.
    A trip to Lathams too. Heading home tomorrow but already booked for next year! Recommend the chip shop in Mundesley – the best around. Always use it. Thank you for the welcome pack!! It was great

    This is our first time at Neaps and we absolutely fell in love with the cottage and garden, as did our dog, Otto
    The welcome pack was great too and very generous.
    Otto took to burying the dog biscuits from it in places around the garden for ‘later’
    I think we found them all!
    With a reactive dog and the hot weather we were a little limited to where we could visit but we filled our week with visits (early) to Horsey and Sea Palling beach, Sheringham, Wroxham, Whitlingham Country Park amongst others.

    This is our return trip to Neaps and has been as enjoyable as the last week. When weather permits, sitting in the garden is a joy.
    We haev enjoyed trips to Cart Gap, Smallsticks Cafe, Horsey Wind Pump and Poppylands cafe (a theme here!)
    Found a lovely little gift shop in Stalham called Eden.
    Took a day trip to Blicking Estate and a visit to nearby Aylsham. Went to Potter Heigham and walked along the river. Have enjoyed local walks around Hickling Broad.

    After a roadwork filled drive from Oxfordshire, opening the gate and entering the garden was like seeing an oasis. Our sprocker immediately engaged his neck and explored whilst we unpacked. What a joy it must be for a scent trained dog.
    A lovely stay despite the weather. After two beautiful sunny and warm days the cloud and rain came in (not much rain, just cloud). However this didnt stop us exploring and discovering new walks in more sheltered areas.
    The birdlife is incredible

    What a beautiful cottage. It has everything you could want and the garden is ideal for our escapologist Beagle.
    We were able to explore the local area, including Caister, Holt Country Park, Sea Palling and North Walsham.
    Weather was kind to us and we had plenty of sun although it was windy on occassions.
    Look forward to coming back again soon and exploring more of the surrounding area.

    After a short stay 14 months ago, we were very pleased to be able to get a full week at Neaps!
    Although there has been rain on every one of the 7 days., we have been able to go out every day and returning to Neaps has almost seemed like going home. It packs alot of what we would wish into a relatively small area.
    Despite being huge dogs, they have settled in straight away and the garden is a definite bonus.

    First visit to Neaps and whats not to love from the beautifully kept and secure garden to the amazing welcome basket and a place which is just perfect for us. Visited Horsey Gap to see the 1260 seals on the beach and walk the dunes!
    Lovely walks on Weavers Way if a little short as Ruby is now 11. Weather was very accommodating and great to sit in with a good book after lunch. So hope to return! Thank you xx

    A very last minute booking and our first visit to Neaps and what a lovely little cottage it is! Perfect for oour short break with trips to Waxham beach and Bacton Woods.
    Can recommend the Greyhound pub for a Sunday roast. Its a shame we weren’t able to make more use of the gorgeous garden but Harley enjoyed it.

    Our first time at Neaps and we loved being here. Perfect cottage for the two of us. Garden is stunning and our local friends commented on how lovely it is. We have been very lucky with the weather with only Monday having bad rain. Lots of great walks and beaches. Saw the seals at Horsey Gap. Beach and cafe near Cart Gap were really good. Stalham is really good and close by for food (Tesco) and takeaways. Will definitely come again and thank you for the wonderful welcome basket

    Third time at Neaps and still loved it! The cottage is so cosy and the dogs love it too! The weather has been very kind to us although it has been cold. The boys have loved their walks on the beaches especially Cart Gap and Holkham. Poppylands Cafe is wonderful and the boys loved their sausage and gravy dinners, plus us hoomans loved the hot chocolate. Hope to be back later in the year. xx

    We have had a wonderful time during our stay at Neaps Cottage! Jessi and Cookie loved every beach we visited – Hemsby, Lowestoft, Great Yarmouth and Horsey Gap, where we were lucky enough to see the seals! The hoomans can recommend Stubbys Pizza in Sheringham and the pooches loved their trip to the Doggie Diner in Cromer! Wish we could stay longer!     We booked last minute and have not been disappointed. What a lovely cosy cottage and so peaceful. Loved watching the birds in the garden. The dogs have loved the garden. We went to lots of beaches but the experience was at Horsey Gap seeing all the seals on the beach. We have had the best time and hope to be back soon. Lastly, thank you for the generous welcome goodies, a nice surprise and very much appreciated. Dont want to go home!!

    Wow! Wow! Wow! What more can I say? This has to be the best mini break we’ve ever had! The cottage is pure luxury. The doggies have loved the garden.     Once again thank you, this has been our second visit – we all love this comfy cosy cottage. Spent our days mostly at the beach at Happisburgh, Sea Palling, Bacton, Overstrand and Cromer and West Runton and Sheringham. All fabulous! Avoided the main seal breeding colonies. An inland visit to misty and moddy Blickling Hall for a different walk. Thank you for the lovely hamper, we hope to return in the summer season. I said that last year but could not wait!

    Neaps was the quaint English cottage we’d always dreamed of – warm, cosy, comfortable, stylish and fully equipped. Gill and Barry were the warmest of hosts. They regularly checked in with us to ensure we had everything we needed. In addition to being a woof heaven, Neaps is conveniently located close to a number of local attractions. Just a short drive to Winterton on Sea took us to a beautiful beach inhabited by hundreds of seals. Seeing the pups bathe in the sun or snuggle up to their mothers, whilst the bulls fetched fish, at sea, is quite an experience. Another highlight was Blickling Estate – a stunning 16th Century Jacobean style hall that harks back to classical highlights from Ancient Greece and Ancient Rome (also the birthplace of Anne Boleyn). It is surrounded by a splendid parkland and the grandest of gardens. In addition to indulging in the architectural splendour of several manors, we visited some fabulous cafes. By drawing on the local knowledge of Barry and Gill we managed to discover a few hidden gems such as the Dunes Cafe at Waxham, Bridgestones of Potter Heigham and Staithe and Willow cafe. This is high praise given that we are longstanding daily cafe goers and arguably worthy of coffee connoisseur status. Outside of sight seeing and cafe / pub dining (The Greyhound took the cup!) Neaps afforded us the perfect tranquil getaway needed after a bustling year of busyness.

    Not sure where to start, Neaps is our fairy-tale cottage, just perfect. This has been our first holiday with our rescue boy, who is reactive. We were excited but a little apprehensive about our adventure, but can honestly say every part of our break has been wonderful. We’ve had some wonderful days out, and some super times at our ‘home’. Thank you for the welcome pack and doggy treats and for making our family holiday so special.

    Wow, what an amazing week we have had. Neaps is so lovely and comfortable and was lovely to come home to each night.

    The weather has been wonderful, down to the beaches every day, the dogs are worn out 🙂

    Can recommend the Greyhound pub, had a great pub lunch there.

    Going to try to book another week at Neaps when we get home.

    A last minute break that has been perfect, thank you. It is so lovely to find such a wonderful place that allows 2 big dogs. Bear & Lexi (German Sheps) loved being able to wander and we loved that we didn;t need to worry as the garden was secure.

    The cottage was also perfect for us hoomans! Super comfy bed, and great cooking facilities. We also adored the logfire. This was the first holiday that we’ve been able to bring along our dogs and it means so much to us.

    We loved Sea Palling for the dogs (mid week) as it was empty, perfect fior enabling our dogs to run free. Weekends aren’t so good if you have reactive dogs as it is popular. This was a last minute break and it was perfect, thank you. The dogs also loved the welcome pack doggy treats ❤️🐾🐾

    We found this cottage and Packholidays on facebook, and we are so glad we did, we will be back.

    Sadly this was only a long-weekend! We would happily have stayed for longer in this small, but beautifully formed cottage. Not everywhere allowed visitors with 2 giant breed Leonbergers, so we were off to a good start before even arriving! They settled in very quickly and the enclosed garden was a definite plus. As for 2 humans – we have been extremely happy here and have appreciated all the lovely little touches from the (very) welcome pack to the provision of ecerythihng we need to make life comfortable. This place is a definite find!! As others have said, the Greyhound serves good food and is very dog friendly even for 2 ‘lions’

    Thank you! We have loved our stay. Neaps is a superb bolt hole. Only booked 2 days before – so lucky – and thank you for accommodating.

    The welcome basket was fabulous – showcasing local produce.

    We explored local beaches – Horsey – so many seals!!

    Hickling broad – looking magnificent this morning!!

    Our first holiday with Pack Holidays, definitely not our last. Crunchie & Isla even met their Airdale friends on the beach!!!

    We have been coming to Norfolk for many years with Mylo. Hopefuly we would like to retire here – if “Neaps” had another room to house my extensive book collectoin, I might claim squatters rights!! A beautiful house that feels like home when you walk through the door. We’ve squeezed a lot in this ewek as we had friends staying at the Wayford Bridge who were Norfolk virgins! We too them to our favourite places (Cart Gap and Sea Palling beachest), Hired a boat at Wayford Marina for the day, the obligatory trip to Roys in Wroxham and ate at the Greyhound, The Lighthouse, The Rising Sun at Coltishall, Vera’s and the SmokeHouse in Ormesby.

    What an absolutely beautiful cottage. We booked at the very last minute and can’t believe our luck! Neaps is so peaceful – sitting in the garden with the dogs, watching the birds has been wonderful. We have also been able to enjoy exploiting the local area and hiking through the beautiful local countryside.

    We have all thoroughly enjoyed our break and would love to come back again in the future.

    Our first trip back to Norfolk in nearly 4 years and have loved every minute of it. The seals at Horsey were a highlight, the cleanliness of the beach at Sea Palling was a lovely surprise, but the quality of this accomodation has been the real outstanding memory of this trip.

    How fantastic to be back at little Neaps. We have had a fab time as usual. The girls had the beaches (all new to Lola) and we loved to see the squirrel again and the woodpecker who sits pulling things off the top of the “xmas” tree.

    Have loved our week at Neaps Cottage. Very relaxing week, dogs have loved the garden. Welcome pack was great, thanks, dog treats didn’t last long, They all loved them! Great t see all the seals at Horsey Gap and Sea Palling beach is fantastic for the dogs to have a good run and paddle in the sea. Thanks very much. We all had a great break! 10 out of 10!!

    We have had a great week at Neaps with our Cocker Spaniel, Bonnie. She had a great time playing in the garden. We have had lovely walks on the beach every day – Sea Palling, Happisburgh, Cart Gap, Caister on Sea, Cromer and Walcott. We visited Wroxham, Stalham, Potter Heigham and Great Yarmouth. We did a river cruise at Horning and a trip on the Bure Valley Railway. We had a lovely lunch at The Lighthouse at Walcott and evening meals at The Greyhound. The weather has been fantastic apart from one day. I think we need to go home for a rest now! The cottage is great, thank you very much for the treats for us and Bonnie. We will definitely recommend Pack Holidays.

    This place is an absolute gem, such a relaxing place to be. We have enjoyed visits to our favourite beach at Cart Gap, Bebop in his element. We visited the Musuem of the Broads and The Acle Bridge Inn. Thought about a boat ride but will wait until Bebop is a bit older. As much as anything we have appreciated relaxing in this cosy cottage, reading and enjoying the lovely weather. Thank you for providing such a lovely welcome pack, much appreciated by all. We will be returning

    What a lovely mini break. The cottage is perfect with every little detail thought of + provided. Lovely welcome basket was appreciated, very lovely bed + peaceful location. Ollie loved the garden! Sea Palling has a lovely, clean beach, we also enjoyed nearby walks. This break was mainly to relax and the cottage is a great place to do this. I really hope to come back!

    We have had a fantastic time here at Neaps and are sad to be leaving as there is so much more to see and do. Thank you for the fabulous welcome hamper and for letting us use your wonderful cottage. We visited Horsey, Winterton, Blickling Hall, North Walsham Cat Pottery and ran / walked some lovely paths and trails. We are all exhausted which for us is the sign of a fab holiday.
