Reactive Dog Guide
Watson Cottage is a 2-Star Reactive Friendly property. The Setting: Located within the main farm complex, you may see or hear other visitors. However, the thick stone walls provide excellent sound insulation. Visual Privacy: The garden is enclosed to 5ft+. Double patio doors lead from the lounge to the garden; while these offer great views, they also mean dogs can see into the private garden area. Space to Settle: The open-plan first floor is exceptionally spacious, giving dogs plenty of room to find their own quiet spot away from the group
Accessibility guide
M2 Rated Watson Cottage is uniquely designed for accessibility. The entrance door is 90cm wide with level access from the car park. The First Floor (entrance level) contains the open-plan living/dining/kitchen area and Bedroom 1 with its en-suite shower room. This bathroom features a large level-access shower, grab rails, and lever taps. A shower seat and raised toilet seat are available upon request.

🚪 When You Arrive Park right outside and enjoy level access through the wide front door. You enter into a tiled hallway that opens into the spectacular first-floor living space.
🍳 The Kitchen & Dining (First Floor) The kitchen is a highlight, featuring granite worktops, tiled flooring, and high-end appliances. The dining area features a large table with armless leather chairs (a chair with arms is available on request).
🛋️ Living & Relaxing (First Floor) The lounge is carpeted and features a mix of cloth sofas and a leather armchair. It’s a tech-lover's dream with the 50" TV and home cinema surround sound. Double patio doors lead directly out from the lounge into the enclosed garden and hot tub area. 🔥
🛌 The Bedrooms (All En-suite)
Bedroom 1 (First Floor): Level access from the lounge. Features a Super-King Zip & Link bed, wall-mounted LCD TV, and an M2-rated en-suite shower room with vinyl flooring.
Bedroom 2 (Ground Floor): Located downstairs. A twin/double room with its own en-suite shower room. Features an LCD TV and iPod dock.
Bedroom 3 (Ground Floor): Located downstairs. A spacious double/twin room with a large en-suite that includes both a bath and a separate shower enclosure.

Is the garden fully secure? 🛡️ Yes, it is a private grassed garden with 5ft+ fencing.
Is the hot tub private? Yes, it is for the exclusive use of Watson Cottage guests.
How does the level access work? Because the cottage is on a hill, you park and enter on the first floor. Everything you need (living, kitchen, and one bedroom/bathroom) is on that one level.
Is there a BBQ? Yes, a charcoal BBQ is provided (please bring your own charcoal). 🍔
🧭 Locally & Useful Information
The Duke of Cumberland (1 mile): A fantastic, dog-friendly pub in Castle Carrock village. It’s a steady 20-minute walk down the hill (just remember it’s uphill on the way back!). 🍻
Talkin Tarn Country Park: A short 5-minute drive away. It features a lovely 1.3-mile circular walk around the lake—perfect for dogs who love a flatter stroll.
Gelt Woods: Beautiful ancient woodland and riverside walks are right on your doorstep. Follow the track from the bottom of the farm drive. 🌳🌊
Brampton (2 miles): The nearest market town for local shops, butchers, and a Coop for all your supplies.
