Running Hare Barn is a top rated 3 STAR Reactive Friendly cottage. It is totally secure in the garden to a height of 9 feet (with solid walls around. There is very little passing traffic and no bird scarers (that we know of currently). There is a holiday let next door however the gardens are completely separate and Running Hare Barn garden is on the opposite side

This provides a total visual and physical barrier, making it perfect for dogs who are easily triggered by seeing people or other animals. • Total Seclusion: While The Old Piggery is next door, the barns are designed so the gardens face away from each other. You are not overlooked and have total privacy. • Low Trigger Zone: Located on a quiet rural track with very little passing traffic and no known bird scarers nearby.

Cottage Details (The Grand Tour!)
When You Arrive Your journey begins as you turn through the double gates onto the gravel drive. There’s plenty of space for up to five cars, plus an EV charging point. Walk through the wooden gate on your right, and the French doors lead you directly into the heart of the home: the Kitchen and Dining area.
The Kitchen & The "Feast" Table This space is just incredible. The oak kitchen is a chef’s dream, featuring a Rangemaster electric range and a full-size American-style fridge/freezer. But the real showstopper is the dining table—it’s huge, with seating for 16 on original oak church pews! It’s the perfect spot for big breakfasts while the dogs lounge on the warm underfloor heating.
The Atrium & First-Floor Lounge The atrium is flooded with light from floor-to-ceiling windows (where the original barn doors used to be). There are louvred shutters so you can have as much privacy as you like. There is a dedicated "boot and hound" area here for soggy coats and paws. Upstairs, the first-floor sitting room offers breath-taking views over the Norfolk fields. It features a 65-inch curved Smart TV and a home theatre system—it’s like having your own private cinema in the clouds!
The Bedrooms We have five beautiful rooms spread across the barn:
- Bedroom 1 & 2 (Ground Floor): Both feature King-size beds and luxury ensuites with double-ended roll-top baths and walk-in showers.
- Bedroom 3 (First Floor): The master suite with a Superking zip-and-link bed and a rainfall shower ensuite.
- Mezzanine Bedrooms 4 & 5: Tucked into the roof space with original beams and spectacular views. These are accessed via curtains from the balcony for a truly unique "barn sleepover" feel.
The Garden & Dog Shower The garden is a mix of lush grass and a large paved courtyard with raised flower beds. It’s a huge, safe space for the dogs to explore. Under the barn eaves, you’ll find the warm water dog shower—a total game-changer for beach lovers! There’s also an extra fridge/freezer here, perfect for storing a large pack's raw food.

- The "Elsie" Walk: Take a stroll through the quiet East Ruston lanes. If you're lucky, you'll spot the famous Elsie!
- The Old Vicarage Gardens (0.5 miles): A gentle walk to one of the most beautiful gardens in the UK (lanes are very quiet for dog walking).
A Short Drive Away:
- Happisburgh & Sea Palling (5-8 mins): Two of Norfolk’s best dog-friendly beaches with miles of sand.
- Bacton Wood: A shady, wonderful forest walk perfect for warmer days.

Can we book both barns together? Yes! If you book Running Hare Barn and The Old Piggery together, we can open them up for one giant, 16-person celebration.
Is the garden safe for "escape artists"? With 6.5 ft solid walls, this is about as secure as it gets! It’s a fortress of fun for your dogs.
Is it okay for raw feeding? Absolutely. With the American-style fridge/freezer in the kitchen and an extra fridge/freezer under the eaves, you have more than enough space for a large pack's raw diet.
Are the mezzanine bedrooms private? The mezzanine rooms are in the roof space and have large privacy curtains rather than solid doors, giving them a lovely, open, and traditional barn feel.

- Arrival/Departure: Check-in from 4:30 pm, Check-out by 9:30 am.
- Safety: The open staircases and mezzanine levels mean little ones need close supervision.
- Non-Smoking: Running Hare is strictly non-smoking (we have a very precious thatched roof!).

Bob –
Thought I’d submit a review of this fabulous converted barn to help those with mobility issues.
The access has a level path and only a standard low threshold by the door. Downstairs is completely flat with no steps and a very level floor. There are 2 bedrooms downstairs, again with easy access and the en suite has an automatic light and walk in shower with bath mat available. There’s plenty of room and seating to socialise downstairs but if you wish to visit the tv room upstairs I can confirm that the stairs are very rigid and have robust handrails either side, plus there’s a toilet on that. Level.
I my opinion the property is perfect for all, we had 10 adults (2 of which have mobility issues) and 9 dogs and the property had a great location, fabulous facilities and of course very helpful owners.

A holiday to celebrate my 50th! And it sure softened the blow! What an incredible, beautiful, amazing place!! I had the most wonderful stay here, Ive stayed / holidayed in Norfolk sooo many times and stayed in some wonderful places, but Running Hare Barn is another level of wow!!! It has everything you need for a comfortable stay and more!! Frank, my border terrier loved the walks up the Loke and around the villages, its beautiful!! I split the week with family and a dear friend and its been the best, I really didnt want to go home!! Thank you Dermot and Caroline for allowing us to stay in Running Hare Barn its been a memory worth making

have enjoyed staying at such a spacious, clean and comfortable house. So nice to stay in a ‘holiday
let’ decorated so wonderfully with high end items such as the TV and washing machine etc. We’ve

6 adults, 5 dogs, a comfortable and happy holiday. Must see – seals at Horsey Gap beach. A
fabulous day on the Broads from Wroxham. The walk to the beach is pretty and easy under foot.
Blicking Hall worth a visit for a nice stroll. We’ve holidayed together for 10 years, all over the UK and
Southern Ireland and this is the best property (for both people and dogs) we’ve stayed in. Wonderful!

We’ve had a lovely week. The barn is really special and we enjoyed all the little touches. Highlights
of the week included the amazing seal colony at Horsey beach, discovered as part of the circular walk
starting from the Horsey wind pump car park. We had a nice meal at The Star at Lessingham –
friendly with quick service, good quality ‘pub grub’ and not too pricey. You need to book in advance!
The gardens at The Old Vicarage, East Ruston, are stunning – not to be missed. It’s been so quiet,

favourite places amongst many are Cart Gap, Horsey and Hickling. Best pub by far, The Star Inn at
