Reactive Dog Guide
Orchard House is a 2-Star Reactive Friendly property. Visual Privacy: The standout feature is the glass balcony. While beautiful for the view, curious dogs will be able to see movement on the farm grounds and tracks below. Farmhouse Proximity: As this property is attached to the main farmhouse and near the rear parking, you will occasionally see the owners or other guests and their dogs moving nearby. On-Lead Farm: Dogs must be kept on leads at all times in communal areas. Access is to the front field and side track only. Sound Insulation: Thick walls provide a very settled and quiet atmosphere once you are tucked away inside. 🐾

Orchard House is set over two floors with internal stairs. The main living, dining, and kitchen areas are located on the first floor to capture the views. This property is best suited for guests (and dogs) who are comfortable with stairs.

🚪 When You Arrive Park in your private space to the rear of the farmhouse. Inside, you are greeted by an expansive, tastefully designed open-plan first floor. The sense of space is immediate, leading your eye straight to those huge bi-folding doors.
🍳 The Kitchen & Laundry A chef’s delight, the kitchen is well-equipped with modern appliances and plenty of prep space. Uniquely, Orchard House features a separate laundry room and an additional WC, perfect for keeping walking gear and "holiday mess" tucked away from the social areas. 🧼
🛋️ Living & Relaxing The first-floor living area is built for relaxation. It features a wood-burning stove for cosy evenings and a flat-screen TV. When the weather is fine, push back the bi-folding doors to let the outside in, turning the living room and balcony into one giant, airy social space. 🌬️
🛌 Bedrooms & Bathrooms Three peaceful bedrooms await. The Master Suite is a true sanctuary with a Super-King bed and a beautiful en-suite featuring a freestanding bath. The second bedroom is a flexible Super-King (can be twin), and the third is a cosy King-size. All beds are made up with luxury Egyptian cotton linens.
🌅 The Glass Balcony & Hot Tub This is where you’ll spend your evenings. The balcony is glass-fronted to ensure the views are never interrupted. It houses your private hot tub, outside seating, and a charcoal BBQ. It’s a secure, elevated space where you can relax while your dogs snooze at your feet. 🛁🐾

❓ Orchard House FAQs
Is there a grassed garden? 🛡️ No, Orchard House focuses on the large elevated glass balcony. For grass and off-lead play, you have the balcony area, but all farm walks must be on-lead.
Is the hot tub private? Yes, it is located on the balcony for the exclusive use of Orchard House guests.
Can I see other guests? You may see people moving on the farm grounds below.
Is there a BBQ? Yes, a charcoal BBQ is provided (please bring your own charcoal). 🍔
🧭 Locally & Useful Information
The Duke of Cumberland (1 mile): A fantastic, dog-friendly pub in Castle Carrock village. It’s a steady 20-minute walk down the hill (just remember it’s uphill on the way back!). 🍻
Talkin Tarn Country Park: A short 5-minute drive away. It features a lovely 1.3-mile circular walk around the lake—perfect for dogs who love a flatter stroll.
Gelt Woods: Beautiful ancient woodland and riverside walks are right on your doorstep. Follow the track from the bottom of the farm drive. 🌳🌊
Brampton (2 miles): The nearest market town for local shops, butchers, and a Coop for all your supplies.
