Accessibility guide

This property has a downstairs bedroom area and the shower room is downstairs - there is only one small step into the property. If you choose to sleep upstairs, do note that the stairs are paddle boards stairs meaning they are of different heights for left and right foot access.

From the A149 Stalham to Wroxham road, take the B1159 towards Bacton. Follow the signs to Happisburgh. After turning off the B1159 signposted to Happisburgh (around .5miles from Stalham), you will travel down Happisburgh Road. At the end of this road is a T junction. Signposted The Common to the left, and Lower Street to the right. Turn left and about 200 metres turn left on to Short Lane. Follow this winding road for about half a mile and you will pass Ollands Farm Barn on the right hand side.

Inside Ollands Farm Barn

On Arrival

Park up on the gravelled driveway right beside the barn. Your holiday begins as you walk through the beautiful wrought iron gates into a private, secure front courtyard. With its water feature and lush plants, it’s a very calming spot for a morning brew while the dogs stretch their legs.

The Living Area & Ground Floor

The barn features an open-plan layout that’s all about cosiness.

  • The Lounge: Settle into the recliner chairs or the large sofa in front of the gorgeous woodburner. We’ve provided a 32” TV and a great selection of books and games.

  • Ground Floor Bedroom: At the rear of the living area is a comfortable double bed. This is a "Pack Member" favourite as it allows you to stay on one level and sleep right beside your dogs.

  • The Kitchen: Newly refurbished and very well-equipped with an electric hob/oven, Nespresso machine, and microwave.

  • The Shower Room: A modern walk-in wet room shower (downstairs) with non-slip flooring.

The Mezzanine Bedroom

If you fancy sleeping under the rafters, head up the characterful paddle staircase to the mezzanine. Here you’ll find a King-size bed tucked under a vaulted ceiling. Note: These stairs are a bit steep and quirky, so they are best suited to agile humans and pups!


Outdoor Space & The Paddock

Ollands is designed for dogs who love to be outside.

  • The Rear Garden: Accessed via the kitchen, your private rear garden is mainly lawn with a covered patio area and a charcoal BBQ.

  • The Dog Paddock: This is the "crown jewel!" Just a few steps away is a huge, fully enclosed field. You can arrange exclusive use with the owners to let your pack run wild. It’s meshed to 5ft on the roadside and 4ft on the field side.

  • Muddy Paws: We’ve provided an outside hose to wash off the Cart Gap sand before heading back inside.


For The Humans & Hounds

  • The Essentials: We provide dog towels, bowls, and even crates of various sizes (just ask us in advance!).  There is an outside hose to and if you need dog crates, do ask before your visit as we have varying sizes available on request

  • Raw Feeders: If you need extra freezer space for dog food, there is a freezer on-site you are welcome to use.

  • Warmth: Full oil-fired central heating plus a woodburner with a complimentary basket of logs and coal to get you started.  A range of maps / walking guides and brochures to help you plan.  There are board games, books and videos, and outside sun loungers, BBQ (charcoal), an iron and ironing board, hairdryer


Exploring Happisburgh & Beyond

Local Walks

  • Cart Gap Beach: A 40-minute walk (or 5-min drive) to beautiful sandy shores.

  • The Star Inn, Lessingham: A 20-minute stroll to a very famous, dog-friendly pub.

  • Happisburgh Village: A 30-minute walk to see the iconic Lighthouse and enjoy a pint at The Hill House.


FAQs

Can I really bring as many dogs as I want? Yes! We are one of the few places that welcome "unlimited" dogs. If you have a very large pack, just chat with Gail first to ensure the internal space is comfortable for everyone.

Is there a washing machine at the barn? While there isn't one inside the barn itself, there is a washing machine on-site that you are very welcome to use by arrangement with the owners. We just ask that no dog beds are washed in it, please!

Is the garden private?  Yes the garden is private.  The front courtyard may have a delivery driver on occassion.

How do I use the paddock? Simply have a quick chat with the owners when you arrive. They’ll make sure you have exclusive use so your dogs can play safely.

    This was our first holiday as dog parents. Until now, we thought holidays were not possible with a dog like ours. Our GSP, Nigel, struggles with so many aspects of our world – the noise, lights, people, dogs, wildlife… He finds it overwhelming, and so our world has got a lot smaller over the past few years as we’ve tried to support him as best we can. But we love him to bits.

    When we saw your advert for Ollands Farm Barn it gave us a glimmer of hope. It checked a lot of boxes, so we did more research. We looked at all the available photos, read all the reviews we could find and any other information. We checked Google maps and street view, trying to make sure it really was as the advert described. In the end we decided it was good enough to take a chance, and we’re so glad we did!

    Not only was the barn beautifully furnished and meticulously clean, it was paradise for our twitchy boy. No traffic to speak of, a private rear garden, a beautiful courtyard entrance and the use of a (huge!) secure private paddock just 30 yards or so from the gate. For dogs with a reliable recall the paddock may not even be needed, because there is a choice of gorgeous beaches nearby.

    We also discovered Bacton Wood just a short drive away, where we happily got lost for hours on forest walks (admittedly it is much quieter on weekdays, but even over the weekend we never felt crowded or at risk from other dogs).
    The whole holiday was a taste of paradise! Both Pack Holidays and Ollands Farm Barn made us feel so welcome and valued. Nigel thrived and we relaxed – For the first time in years, we actually completely relaxed.

We have loved exploring the local area – walked from the barn to Happisburgh beach and did the Bacton circular (on All Trails) and really enjoyed walking along the beach at Winterton to Horsey Gap to see the wonderful seals. The dog friendly feel is so refreshing and Poppy found hunting, sniffing and running in the secure field opposite much fun! Thank you for providing everything we needed – LOVED the jam! Cola loved the log fire. Lovely hosts, thank you for everything you provide here at the barn! Strong winds, clear blue sky, lovely walks along Walcott beach, Sea Palling, Cart Gap and Bacton Woods So lucky with the weather. Excellent breakfast at the Beach Rock Cafe and Boxing Day at Sea Palling. Perfect hosts, warm and welcoming and nothing is too much trouble. An amazing week away. The Christmas tree and huge hamper which has some lovely treats in, was amazing. A big thank you ladies x

    We came to visit Southwold for the big sausage dog meet up (annual) event and our first time. We weren’t expecting to see seals in their natural environment! We have had a great time! Go to Horsey beach to see the seals! Cart Gap beach for the dogs to run around and play. Southwold for the massive sausage dog walk. Amy’s Sweet Shop in Cromer for the ‘old style’ sweets. in big jars, so much choice. Kingfisher Fish Bar for fish and chips by the sea. Thank you so much for a wonderful stay. The barn has everything you need to feel at home. The welcome basket was brilliant and the jam was amazing!!!

So nice to have more than two of everything Flowers are lovely on the table. Lovely walk on the footpaths from the barn to the Ship Inn. Favourite places – Cart Gap beach, Horsey beach to see the seals, Happisburgh beach from Cart Gap, Dunes Cafe. the Star Inn at Lessingham via the footpaths. So very welcoming this cottage – fab welcome pack for us at the dogs. So great to meet our hosts The dogs loved the garden and the paddock. We all felt it was a home from home – for us to have a house for a whole week was such a great treat. Thank you

    Wonderful place to stay and especially perfect for our doggies. Paddock was perfect for a starting walk. The barn had all we needed and very comfy.
    The weather was awful but we loved Happisburgh beach (spectacular waves when we were there), The Old Vicarage Gardens is incredible, and enjoyed the house and walled garden of Felbrigg Hall.

Long walks on the beach when it was raining and exploring new part of Norfolk and talking with the villagers when out on a walk. Thank you for accommodating the 4 of us – it has been perfect.     Wonderful location, so so quiet. Favourite beach is Bacton, our 3 Golden Retrievers love the beach, easy to park and access. Cart Gap beach walking walking along to Happisburgh. Smallsticks Cafe a must, amazing breakfast and cake! Cafe at Overstrand and pretty village of Mundesley,
    We have had the perfect stay at Ollands Farm Barn. Thank you for your lovely welcome with the log burner being lit for us and showing us around. The welcome basket was excellent, all that was needed for our few days

    After our first stay in July, we couldn’t wait to return. Its been a chilly and wet week so we’ve kept the log burner going and been super cosy and relaxed. We have had an amazing break, it was just what we needed to prepare for the Christmas rush on return! Im sure its no coincidence that all the owners cottages we’ve been to recently have Deerhounds. Its very likely that we will return with one in the future! Thank you for such a warm welcome. We had to test out the vets detailed in the book this week. They were great, they saw Jeff on the same day and got him sorted

    A lovely cottage, super friendly friendly hosts and hounds and a great location. We loved the walks along the beach and with lots of routes to choose from straight out of the gate, we were spoilt for choice. Our hounds Nigel, Jeff, Alan and Steve loved the sofas, logs burner and ‘dog chats’ with the neighbours as well as runs on the beach. We will definitely be back and the cottage having everything we needed, it provided a much needed break.
