Meadow Barn – A Characterful Rural Retreat in Edingthorpe
Welcome to Meadow Barn, a gorgeously presented barn conversion tucked away in the peaceful hamlet of Edingthorpe. If you are looking for a slice of North Norfolk calm, this is it. With its soaring beamed ceilings, cosy woodburner, and flexible layout, Meadow Barn is a breath of fresh air for humans and hounds alike.
Located just three miles from the sandy stretches of Mundesley and Bacton beaches, you get the very best of both worlds: a quiet rural sanctuary to call home with the coast practically on your doorstep.

Reactive Dog Guide
Meadow Barn is a 2 Star Reactive friendly property very much heading to a 3 Star. It is in a very quiet location and to date, we have had no reports of firworks being heard at all during firework season or NY. The garden is secure (lowest paddock gate at entry point) and hedged and fenced around all other 3 sides. There is a field at the rear of the annexe with two horses in. The horses are separated by the fence and a hedge and do not approach the fence area but please be aware for those dogs that may be reactive to horses movement

Inside Meadow Barn
On Arrival
Pull into the large gravel driveway with plenty of parking for up to 4 cars. Step into the lobby, which features a handy cloakroom (WC and basin) situated to the left—perfect for a quick refresh after a long journey.
The Kitchen & Dining Area
Foodies will fall in love with this modern, bright kitchen.
Features: An electric ‘AGA’ oven, a large Island for morning coffee, and a massive American-style fridge freezer.
Open Plan Living: The kitchen flows into the lounge/diner, where full-height windows and exposed beams create a sense of light and space.
The Lounge
The lounge is the ultimate spot to hunker down. With its inglenook fireplace and fabulous woodburner, it’s the place to be after a winter beach walk. Relax on large comfortable sofas with a Smart TV and cosy rugs for the dogs.
Bedrooms & Bathrooms
Bedroom One (Downstairs): A cosy twin room with beamed ceilings—ideal for family members who prefer to avoid the stairs.
Bedroom Two (Upstairs): A beautiful King-size room with a vaulted beamed ceiling.
Bedroom Three (Upstairs): A lovely double room with plenty of storage.
Family Bathroom (Upstairs): This stylish room features a large corner shower enclosure and high beamed ceilings.
The Annexe (Optional Extra)
Need a bit more room? The former triple garage is now a luxury one-bedroom annexe sleeping 2, with its own kitchen, sitting room, shower room, and King-size bedroom.
Please note: The Annexe is available as an additional extra for £300 when booked alongside the main barn.
For The Dogs
Meadow Barn is a 2-Star Reactive Friendly property, perfect for dogs who value peace and quiet.
The Garden: A secure rear courtyard with a mix of hedging and fencing (minimum 4ft). Once the paddock gate is closed, the garden is secure.
Muddy Paws: A dedicated rear lobby/utility with a washing machine and tumble dryer—perfect for towelling off after the beach.
Doggy Essentials: We provide bowls, dog towels, furniture throws, poo bags, and holiday dog tags. Crates are available on request.
Neighbours: There is a field at the rear with two horses; they generally keep their distance, but good to know for reactive pups!
For The Humans
Tech: Free (excellent!) WiFi in both the barn and annexe, plus Sky and Smart TVs.
Comfort: Simple-to-use electric heating and a woodburner for those "hygge" vibes.
Arrival: A lovely hamper awaits you, including a complimentary throwaway BBQ.
Outdoors: Gravity reclining chairs and ample seating for up to 10 guests.

Watsons Cafe (Bacton): A wonderful spot for coffee and cake after a beach stroll.

The Vernon Arms (Southrepps): A traditional pub with a very dog-friendly bar area.

Shopping: North Walsham (10 mins) has Waitrose, Sainsbury's, and Lidl.
Pet Supplies: Sams Pets in North Walsham is excellent for all your doggy needs and extra treats!
FAQs
How secure is the garden? The garden and driveway are secure once the paddock gate is closed, with fencing and hedging at a minimum of 4ft.
Can I book the Annexe on its own? The Annexe is only available as an add-on for guests staying at the main barn, ensuring your group has total privacy.
Is there a downstairs toilet? Yes, there is a convenient cloakroom with a WC and basin located just to the left of the main entrance door.

The Ridgeway Family –
We have had a lovely holiday in beautiful Meadow Barn. We have visited many places including Sheringham, Cromer, North Walsham, Wroxham, Great Yarmouth, Lowestoft and Norwich
We have also eaten at some lovely places and would recommend The Boathouse in Ormesby, the Recruiting Sergeant and others. A very enjoyable holiday which we will remember for a long time and would revisit in the future. Thank you very much

We have had a wonderful stay at Meadow Barn in Edingthorpe. The barn is warm, welcoming and beautifully decorated: we have enjoyed the peaceful surroundings and watching the cows, horses and alpacas in neighbouring fields. We have been so lucky with the weather and have managed to miss most of the rain, so have bene able to get out and explore a number of beaches – Bacton, Walcott, Cart Gap and Happisburgh as well as visit Bacton Woods and Happisburgh lighthouse
We have had a few wonderful days away and would recommend Meadow Barn and Pack Holidays to others. We will definitely be using Pack Holidays again in the future

We had a fantastic stay at Meadow Barn & Annexe. We wanted somewhere nice & quiet to escape the fireworks over New Year and we found the perfect place. The cottage is beautiful and has amazing beds & pillows. Every one of us commented on them and how well we all slept.
The cottage is in a perfect location with lots of walks right on the doorstep, we explored for miles. Bacton woods & beaches are a short drive away and there are lots of nice places to eat & drink nearby where all our dogs were welcomed. We will definitely be back again. We had the most relaxing few days at Meadow Barn. Very spacious property with everything that we needed. We found it perfectly situated for beach walks and for walks in Bacton Woods. Some good places to eat nearby – Shambles in North Walsham for lunch and Watsons in Bacton for coffee or breakfast. Also had a great evening at the Suffield Arms. All very dog friendly.
