Low Barn Cottage is a 2-Star Reactive Friendly property. Internal Layout: The split-level design means the cottage is divided into zones. If your dog is nervous about stairs, please note there are 5 steps down to the lounge and 7 steps up to the bedrooms. Visual Privacy: The garden is enclosed to 4ft+. The double patio doors in the kitchen offer lovely views, but curious dogs may see activity on the farm tracks. Sound Insulation: Sturdy stone walls and solid wood doors provide a quiet, settled environment indoors. 🐕

M2 Rated Low Barn features a unique layout over three levels. The entrance, dining kitchen, and bathroom are all on the same level. However, there are 5 steps down to reach the living area and 7 steps up from the entrance level to reach the bedrooms. This property is not suitable for those with limited mobility or older dogs who struggle with stairs.

🛋️ Cottage Details (The Grand Tour!)
🚪 When You Arrive Parking is exceptionally convenient, right outside your solid wood front door. You enter into a tiled hallway—perfect for kicking off muddy boots before they hit the carpets!
🍳 The Kitchen & Dining (Entrance Level) This level is the heart of the home. The kitchen is fully equipped with a gas hob, electric oven, dishwasher, and a washer-dryer. The dining area is separated by the stunning traditional hay rack. Double patio doors open directly from this space into the garden, making it easy to let the dogs in and out.
🛋️ The Lounge (5 Steps Down) Head down five steps into the spacious lounge. This room feels incredibly cosy with its exposed beams and wood-burning stove. For entertainment, you have a 37” LCD TV with digital Freeview and a Blu-ray/DVD player. The seating includes a comfy cloth sofa and two armchairs. 🔥
🛌 The Bedrooms (7 Steps Up)
Bedroom 1 (Double): A characterful room with a sloping ceiling and a low feature beam. Includes a double bed, built-in wardrobe, and a chest of drawers.
Bedroom 2 (Twin): Features two single beds with a 50cm gap between them and a built-in wardrobe. All bedrooms are carpeted for extra "paw-comfort".
🛁 The House Bathroom (Entrance Level) Located on the same level as the entrance (and 6 stairs down from the bedrooms). It features a bath with a shower over it, a toilet, washbasin, and a heated towel ladder. The floor is easy-clean vinyl.
🌳 The Garden Step out from the kitchen into your private, enclosed grassed garden. It’s a wonderful spot to sit and take in the southern views towards the fells while your dogs enjoy some secure outdoor time. The boundaries are secure to just over 4 feet high. 🛡️🌅

🧭 Locally & Useful Information
The Duke of Cumberland (1 mile): A fantastic, dog-friendly pub in Castle Carrock village. It’s a steady 20-minute walk down the hill (just remember it’s uphill on the way back!). 🍻
Talkin Tarn Country Park: A short 5-minute drive away. It features a lovely 1.3-mile circular walk around the lake—perfect for dogs who love a flatter stroll.
Gelt Woods: Beautiful ancient woodland and riverside walks are right on your doorstep. Follow the track from the bottom of the farm drive. 🌳🌊
Brampton (2 miles): The nearest market town for local shops, butchers, and a Coop for all your supplies.
