Reactive Dog Guide
Garth Cottage is a 2-Star Reactive Friendly property. The Layout: The open-plan design is very spacious, allowing dogs to settle comfortably. The two sets of patio doors provide great visual access to the garden, but also mean curious dogs may see activity on the farm tracks. Sound Insulation: Grade II listed thick stone walls and solid oak doors provide a very quiet and settled atmosphere indoors. 🐕 Social Site: You may see some other owners and their dogs on the communal driveways

🚪 When You Arrive Unloading the car is a breeze with private parking right outside your front door. Step inside to find a spacious, character-filled hallway with easy-clean flooring—ideal for those post-walk muddy paws!
🍳 The Kitchen & Dining The heart of the home is a lovely open-plan space. The kitchen is fully equipped with an electric oven, microwave, dishwasher, fridge-freezer, and a washer-dryer. The dining area is perfectly placed to enjoy a meal with a view before heading out through the patio doors.
🛋️ Living & Relaxing The lounge is packed with original beams and features a cosy seating area. For entertainment, you have a 37” LCD TV with digital Freeview, 3D Blu-ray/DVD player, and a Bluetooth sound system. It’s the perfect spot to relax after a day exploring Gelt Woods. 🔥
🛌 The Bedrooms
Bedroom 1 (King): Features a King-size bed, an LCD TV with a DVD player, and a clock radio with an iPod dock/USB port.
Bedroom 2 (Twin): A comfortable twin room, also featuring a clock radio with an iPod dock. Both rooms are carpeted for a cosy, quiet night's sleep. 😴
🛁 The Family Bathroom A spacious bathroom that gives you the best of both worlds: a full-sized bath for a long soak and a separate shower cubicle for a quick refresh. Features a chrome heated towel ladder and vinyl flooring.

🗺️ Farm Walks: On-lead access to the front sheep field (April–Nov) and the side track for Fell access. Note: No access to back fields or woods.

Is the garden fully enclosed? 🛡️ Yes, it is a private grassed garden with boundary fencing/hedging secure to just over 4 feet.
Is the hot tub private? Yes, it is located on your private decking for your exclusive use.
Is there a BBQ? Yes, a charcoal BBQ is provided (please bring your own charcoal). 🍔
Can I see the reservoir from the cottage? Yes! The patio doors and garden offer fantastic views west over the reservoir.
🧭 Locally & Useful Information
The Duke of Cumberland (1 mile): A fantastic, dog-friendly pub in Castle Carrock village. It’s a steady 20-minute walk down the hill (just remember it’s uphill on the way back!). 🍻
Talkin Tarn Country Park: A short 5-minute drive away. It features a lovely 1.3-mile circular walk around the lake—perfect for dogs who love a flatter stroll.
Gelt Woods: Beautiful ancient woodland and riverside walks are right on your doorstep. Follow the track from the bottom of the farm drive. 🌳🌊
Brampton (2 miles): The nearest market town for local shops, butchers, and a Coop for all your supplies.
