The Safe Zone: Your private rear patio is paved and enclosed, offering dedicated no-trigger zone away from farm animals and other guests. 🛡️Farm Animals on Site: We have resident alpacas, pet pigs, sheep and goats and poultry (ducks, geese, and chickens). Dogs must be on leads at all times when moving through communal farm areas. 🦆🚫🐖Shared Spaces: The front garden area and the 2.5-acre orchard are shared with the other cottages. While The Orchard is vast, you may encounter other dogs and their owners and other visiting guests here. 🌳Visual Triggers: There may be delivery vehicles and a ride on lawnmower plus 4 Border Collies on site Border Collies. 🤫🐾

Cottage Details: A Tour of The Old Farmhouse 🏡✨
Private parking at the front of the property, kept secure behind a wooden gate. Shared with the other three onsite cottages. 🚗
Downstairs: Character and Convenience 🕯️ Step through the 17th-century porch into a home full of soul. To the left is the "family" living room, where modern tech meets historic charm. Relax against bare stone walls by the open fire, or enjoy the large wall-mounted Smart TV with complimentary Netflix.
To the right is the fully equipped kitchen, featuring a dishwasher, microwave, fridge-freezer, slow cooker, and an air fryer—perfect for easy holiday meals. The kitchen flows into the adjoining dining area, creating a wonderful social hub. The ground floor also features a convenient cloakroom and separate WC.
Upstairs: Luxury Rest 🛌📺
Bedroom 1 (Super-King): A generous room with stunning rural views that can be a twin setup with prior notice.

Bedroom 3 (Double): A comfortable double bedroom with charming views of the courtyard.

Outside: Gardens, Views & The Orchard 🍎⛰️ To the rear is an enclosed patio, perfect for private breakfasts and free dog-roaming. The front garden aspect (shared with the other cottage) features additional seating, a charcoal BBQ, and a chimenea/fire pit with night lighting.
Beyond the secure gate is The Orchard, a 2.5-acre enclosed field. The boundaries consist of 4ft fencing with mesh at the lowest points and 9ft solid stone walls along the roadside. It includes a children’s play area with a trampoline, swings, and slide.

Frequently Asked Questions (FAQ) ❓
What is the farm environment like for dogs? It is a wonderful, sensory experience, and is a small family farm with a few pet animals. We have free-ranging poultry, alpacas, and pigs. For the safety of our animals and your dogs, leads are mandatory imovign around the farm. Leads are not required within your private courtyard and the enclosed orchard.
Is the 10-acre grassland secure? Yes, the 10 acres of grassland are enclosed and for shared use, providing space for dogs to explore off-lead. Please be aware that some animals may be in some paddocks where access is not permitted
Are there many triggers for reactive dogs? The private rear patio is a complete safe haven. In the shared orchard and front garden, you may see other guests or animals. The thick stone walls of the farmhouse provide excellent soundproofing.
Can we walk to a dog-friendly pub? Yes! The New Inn at Yealand is a lovely dog-friendly pub within walking distance, as is The Wheatsheaf and The Tavern (50 min walk max to The Wheatsheaf / Tavern)
What about the horses? If you wish to bring your horse, please enquire!, we have grazing, stabling, and immediate access to a vast network of bridlepaths.
