Primrose Cottage

Winterton-On-Sea, Norfolk

Primrose Cottage is situated in the lovely village of Winterton-on-Sea.  It is famous for its miles and miles (and miles) of sandy , glorious beaches and dunes, which are all wonderfully dog friendly. The picturesque village of Horsey is just a few miles away via a coastal path walk and that’s where all the beautiful seal colonies congregate, especially in the winter and in more recent years, the colony is spreading along the Winterton beach and dunes too.

We stayed at Primrose Cottage in late April. We really enjoyed our week in the cottage. It is very well appointed and the decor is fresh and modern, it was scrupulously clean. We liked the village and close proximity to the beach and local beauty spots and walks. We also enjoyed the quiet location and private outside area which was perfect for relaxing especially as it is south facing so gets the sun all day. We will be recommending the cottage to friends and family and look forward to revisiting it ourselves in the future.

Cottage Details

When you arrive

On arrival, parking is at the rear of the cottage in a private parking space situated at the end of the enclosed garden. If you find your way to the parking bay first time, then walk through the wooden garden gate, through the garden, down the passageway to the left as you are looking at the cottage and around to the front courtyard.  If you find parking on Old Chapel Road the front entrance into the small courtyard will be obvious to you. The cottage is towards the very top of Old Chapel Road.

Go through the front door into the downstairs hallway, from here, turn right to access the bathroom.

The bathroom has a modern suite with a bath with an – over – the – bath – shower and sink with vanity unit. Come out of the bathroom and turn right to the separate toilet room with fitted sink.

Kitchen

The kitchen is furnished with a very modern suite and contains an oven, hob, microwave, under the counter free standing fridge, washing machine and with tiled floor throughout. There is a separate fridge/freezer located under the stairs cupboard.

From the kitchen, go straight ahead into the

Open plan living and dining area

Both areas have carpets and it is very light and airy with plenty ceiling lights and free standing lamps. Two very comfy sofas, a Smart TV, DVD and a fabulous woodburner. There are some DVD’s in the large cabinet in the dining area.

The dining area has a lovely view over the garden and has a dining suite seating up to four.

Walk out of the conservatory doors into

The garden

The garden is fully patio’d and had some shrubs and plants. The owners have left some artificial grass for visiting dog use. There is also some very comfortable outdoor seating.

The garden is fully fenced all the way round to the height of 5.5 feet and the front side exit gate is 5 feet high, with the rear garden gate being 3 feet high..

Come back into the cottage and return to the kitchen. Turn left to access the stairs. Please note that the stairs are quite steep. There is a stair banister for your assistance.

At the top of the stairs, turn left to the twin bedroom: This is a really good size bedroom with twin (trundle)beds, chest of drawers and wardrobe. It is very light and airy.

Exit the twin bedroom to the front of the house to the double bedroom:

This spacious room has a kingsize bed, chest of drawers, double wardrobes, bedside lamp and view out over the garden.

Reactive Friendly Award Details

2 Star⭐⭐

Primrose Cottage is a 2 star Reactive Friendly Pack Holidays cottage.  Here are the reasons why, but also more importantly, what aspects of the cottage may not be suitable for your reactive.

Snowdrop is situated in a slightly quieter area of Winterton village (and not directly in the centre of the village).   It is in a residential street so there is more activity than in a very rural location,

The garden is secure with 5-6 feet high fencing on either side of the garden (there are neighbours on both sides. There is a 3 feet gate to enter the garden directly from the private car parking space.

The front of the house has an alley way used by Snowdrop and Primrose for access (and bin storage).

The garden is accessed via the conservatory patio doors and dogs can be seen clearly/supervised from the conservatory and living room.

Whilst there are neighbours on either side, the height of the fencing at Primrose means that being overlooked is limited and people could only be seen if they chose to pop a head ‘over the fence’.

It is a 5 min walk out of Chapel Road and to the right to access the dunes. This is by far the quietest way to access the beach, but you can choose to go via the centre of the village if you choose.

As it is in the village we have had no reports of bird scarers being heard in the village, but as there are other residents locally you may hear other residents dogs barking on occasion.

Parking is in a private space to the rear of the property with access directly through the cottage courtyard gate and to the front door. The parking area is open so please be aware of this when exiting the car with dogs. The dogs are secure as soon as the garden gate is closed.
