Description
Oak Cottage is a spacious family house comfortably sleeping up to 10 people in East Ruston village on a very quiet lane with views from most windows across fields and over to the village common area – plenty of great walking and wildlife watching from the door. Four of the double beds are zip and link so can be doubles (all king size or superking) or twins allowing a greater flexibility of sleeping arrangements.

When you arrive
When you arrive there there is plenty of parking on the gravel drive in front of the house and once the gate is closed the garden area is secure and fully enclosed with lawn and beds and plenty of space for parking. There is a large (open topped) dog run at the back of the house. Entrance to the house is through the front door and into the hall.
Bedroom 1

Living Room
Plenty of space in the large, open plan living and dining area. Plenty of seating, a large coffee table, large, 40 inch flat screen TV with DVD and video player, book shelf (containing lots of books, games and jigsaws) and wood burner. Kitchen
Modern, well fitted with plenty of cupboard space, range cooker, large double door American-style fridge freezer, microwave, (large) winerack, washing machine, tumble dryer and dishwasher. There is a good selection of cooking utensils, crockery (2 sets) and cutlery etc. The utility room just off this has a table and chairs and plenty of cupboard space.

Bunk beds, wardrobe and bedside cabinet with lamps and views across the fields at the back of the house. (We would prefer that the bunk beds are used by children). We do have two zed beds available if the bunk beds are not convenient).
Bathroom
Large bathroom with extra size bath, toilet and sink and plenty of storage space, including wall feature unit and vintage scales.
Outside
Plenty of gravel parking area, lots of grass and beds and benches for seating. Further deckchairs can be found in the large garage, alongside the BBQ). Fencing, hedges and gate all round.
The Butchers Arms pub is at the end of the lane, the local beaches are approx 3-4 miles away and the local shops are a similar distance. There is common land just opposite the house and many quiet lanes and easy footpaths and bridleways all around the area.
Our triple garage has been renovated to include two covered, warm-water dog showers. You will also find grooming equipment, towels, mats, dog shampoo etc.
The garage also contains a selection of dog crates, and some outdoor games as well as a doggy paddling pool!

Reactive Friendly Award Details
3 Star⭐⭐⭐
Oak Cottage is a 3 star Reactive Friendly Pack Holidays cottage. Here are the reasons why, but also more importantly, what aspects of the cottage may not be suitable for your reactive.
It is situated on a very quiet lane on the outskirts of East Ruston, The garden is not overlooked at all at the front (and this is where the largest majority of the garden is) or rear. It is very secure with high 6 feet fencing around the side and hedging / fencing to the front. There is a 5-6 feet fence between the neighbours garden on the right hand side. The other side looks out over fields as does the front of the house. The fencing to the side and rear is not solid as it would detract from the view and there is very little to react to on the fields. There may be the occasional bird scarer nearby but this is crop dependent and Gail can advise you if you feel this is an issue.
Access to the garden is via the front door, rear door and dining room patio doors. There is no coastal path nearby and whilst there is the occasional passer by on the country lane, it is by no means busy. Once the 6 feet gates are closed, the garden is secure for dogs. As it is a large garden, you may feel you wish to have a smaller portion for dogs perhaps in the evenings, and the rear garden (which is smaller) can be cordoned off by shutting and securing both side gates. There are quiet bridle path walks nearby and Poors Allotment is a good quiet walk (on the other side of the field opposite Oak Cottage). Directions
From the A149 Stalham bypass take the turning signposted Happisburgh/Walcott/Bacton at the western end of the town (Stepping Stone Lane B1159). At the end of the lane, turn left at the junction and stay on the road (still the B1159) for approximately 2.5 miles until you reach East Ruston church on the right, very close to the road on the brow of a slight rise in the road. Immediately after this there is a crossroads, turn left here and after approximately 1 mile you will come to another crossroads having passed the village hall on your right. Turn left here and then first right into Oak Lane. Oak Cottage is the third property, about half way down.

Fabulous welcome pack and such a well equipped house. Gail – you have thought of everything. We have no dogs, but if we had, such a dog friendly house + garden. Had a great tour around the area and a great deal to see and do. We went on a few trips to Cromer, Horsey, Gressingham + had a day trip to Norwich to Cathedral + also Blickling.

Would recommend Winterton on Sea, Happisburgh beaches and East Ruston Common (just down the road!) – there is an entrance just opposite the Butchers Arms for great walks. Had a great day out at Holkham beach and fish and chips at Wells-Next-Sea. We’ve had a wonderful week exploring and look forward to returning wiith our two German Shepherds.
