Oak Cottage is a spacious family house comfortably sleeping up to 10 people in East Ruston village on a very quiet lane with views from most windows across fields and over to the village common area – plenty of great walking and wildlife watching from the door. Four of the double beds are zip and link so can be doubles (all king size or superking) or twins allowing a greater flexibility of sleeping arrangements.

The three of us and the four dogs have had a lovely week helped by the weather.  We have done walks every days and particularly enjoyed Salthouse circular and Winterton on Sea.  Make sure you visit Horsey to see the seals and great wildlife opportunities in the dunes near there.  Enjoyed meals at the Wiveton Bell, The Ship Mundesley, The Kings Arms in Fleggburgh and The Star at Lessingham.  BIG THANKS to you Gail – You are a fab host! x

Cottage Details

When you arrive

When you arrive there there is plenty of parking on the gravel drive in front of the house and once the gate is closed the garden area is secure and fully enclosed with lawn and beds and plenty of space for parking. There is a large (open topped) dog run at the back of the house. Entrance to the house is through the front door and into the hall.

Bedroom 1

Just inside the hallway with a king zip and link bed (can be double or twin beds) and a wardrobe, freestanding long mirror and drawers and views across the garden. From here, there is access into the hallway and…

Living Room

Plenty of space in the large, open plan living and dining area. Plenty of seating, a large coffee table, large, 40 inch flat screen TV with DVD and video player, book shelf (containing lots of books, games and jigsaws) and wood burner.   A large wooden dining table with solid seats and further bench seating if needed and a further church-pew style long seat.  The patio doors lead into the rear garden. Modern, well fitted with plenty of cupboard space, range cooker, large double door American-style fridge freezer, microwave, (large) winerack, washing machine, tumble dryer and dishwasher. There is a good selection of cooking utensils, crockery (2 sets) and cutlery etc. The utility room just off this has a table and chairs and plenty of cupboard space.

Super king size bed, which can be a double or twin beds with lovely wardrobe and dressing table and super chest / trunk storage, with double doors opening out into the garden.

Bunk beds, wardrobe and bedside cabinet with lamps and views across the fields at the back of the house.  (We would prefer that the bunk beds are used by children).  We do have two zed beds available if the bunk beds are not convenient).


Large bathroom with extra size bath, toilet and sink and plenty of storage space, including wall feature unit and vintage scales.


Plenty of gravel parking area, lots of grass and beds and benches for seating.  Further deckchairs can be found in the large garage, alongside the BBQ).  Fencing, hedges and gate all round.

The Butchers Arms pub is at the end of the lane, the local beaches are approx 3-4 miles away and the local shops are a similar distance. There is common land just opposite the house and many quiet lanes and easy footpaths and bridleways all around the area.

Our triple garage has been renovated to include two covered, warm-water dog showers.  You will also find grooming equipment, towels, mats, dog shampoo etc.

The garage also contains a selection of dog crates, and some outdoor games as well as a doggy paddling pool!

Reactive Friendly Award Details

3 Star⭐⭐⭐

Oak Cottage is a 3 star Reactive Friendly Pack Holidays cottage.  Here are the reasons why, but also more importantly, what aspects of the cottage may not be suitable for your reactive. 

It is situated on a very quiet lane on the outskirts of East Ruston,  The garden is not overlooked at all at the front (and this is where the largest majority of the garden is) or rear.   It is very secure with high 6 feet fencing around the side and hedging / fencing to the front.  There is a 5-6 feet fence between the neighbours garden on the right hand side.  The other side looks out over fields as does the front of the house.  The fencing to the side and rear is not solid as it would detract from the view and there is very little to react to on the fields.  There may be the occasional bird scarer nearby but this is crop dependent and Gail can advise you if you feel this is an issue.

Access to the garden is via the front door, rear door and dining room patio doors. There is no coastal path nearby and whilst there is the occasional passer by on the country lane, it is by no means busy.    Once the 6 feet gates are closed, the garden is secure for dogs.   As it is a large garden, you may feel you wish to have a smaller portion for dogs perhaps in the evenings, and the rear garden (which is smaller) can be cordoned off by shutting and securing both side gates.  There are quiet bridle path walks nearby and Poors Allotment is a good quiet walk (on the other side of the field opposite Oak Cottage). Details of quiet walks can be found in the welcome guide in the house.

From the A149 Stalham bypass take the turning signposted Happisburgh/Walcott/Bacton at the western end of the town (Stepping Stone Lane B1159). At the end of the lane, turn left at the junction and stay on the road (still the B1159) for approximately 2.5 miles until you reach East Ruston church on the right, very close to the road on the brow of a slight rise in the road. Immediately after this there is a crossroads, turn left here and after approximately 1 mile you will come to another crossroads having passed the village hall on your right. Turn left here and then first right into Oak Lane. Oak Cottage is the third property, about half way down.

Hi Gail, our weeks holiday has passed for too quickly!  Everything we and the hounds needed for a relaxed and happy time was catered for at Oak Cottage, East Ruston.  The beaches were as beautiful as I remember, but this time the weather has been amazing.  The garden was just as exciting as the last time for the hounds.  The local fayre for us ”hoomans” was absolutely amazing, but maybe enjoyed a tad too much!!!  The best and only ”truly” dog friendly holiday cottages!!  So thank you Gail and your team and the owners for allowing us to share your beautiful home in this beautiful part of the country.  Love and best wishes

We have just spent a wonderful week at Oak Cottage East Ruston.  Everything was provided including an amazing welcome hamper.  We could just have brought our clothes with us!  A lovely, cosy, warm retreat at the end of the day.

We loved Cromer, the fish and chips at No 1 were amazing.  Norwich; including the cathedral was a great day out.   The beaches, especially Winterton was fab.  The highlight was the seals at Horsey.  A totally fab week, made perfect by Gail and her team.  Thank you so much, we will be back

Thank you for another wonderful holiday here at Oak Cottage ER.   
We visited Sea Palling beach which was a little breezy and had a stunning sunrise beach walk on Walcott and because it was so quiet we went the next day with all 6 dogs. 
Humans had a trip out to Langham Glass which was interesting.  Plus a return trip to Bacton Woods which the dogs really enjoyed. 
All holidays have to end but we are sorry to be going home after such a fab time. 
We can highly recommend The Lighthouse Inn for a meal but if you want a Sunday roast or not have to wait, then ring and book a table. 
We will hopefully see you again next year and thanks again

Thanks Gail for a wonderful, relaxing holiday. All three of us were very comfortable and happy. The beds were so comfortable that it was hard to get up in the morning, especially as all three of us fitted on one bed! The area is lovely and Carly (the dog) thought that the common was the best place on earth. She could not wait to get down the lane and run. We enjoyed a walk in Bacton Woods. We will definitely be returning to the area.

Both my daughter and I were delighted with the welcome pack. The sausages were amazing so we went to the butchers yesterday so we could take some home with us. Thank you for the lovely, clean comfortable house.

Wow what weather! 25 degrees+ every day! Too hot for the dogs, so we spent most of the week at the house, playing games and chilling in the garden. Such a beautiful place to relax, all of us and the dogs loved it! Every need catered for here, especially the doggy ones! Thank you so much Gail for letting us stay in your lovely cottage once again. 3 glorious weeks spent @ the fabulous Oak cottage with our 5 border collies. Many thanks Gail for the splendid welcome pack. Managed to find a couple of local dog shows (Catfield and East Rudham) and they did us proud. The weather has been very kind to us (not too hot for the dogs) – been all over North Norfolk, even Walsingham. Had a ride to Poppylands 1940’s themed tea rooms and enjoyed a “Vera Lynn” cream tea.

Thank you Gail! You have clearly put so much thought into the cottage and it really makes a difference. The welcome pack was so special and we had a delicious cooked breakfast. Everything was ideal for humans and dogs! Given that the dogs ranged from 3kg to 48kg the garden suited them all and was so safe. We also made good use of the doggy grooming area! The kitchen is very well stocked and we were able to cook just as if we were at home. East Ruston is an ideal location for broads and beaches. The Old Vicarage Garden is definitely worth a visit – really beautiful and special. Thank you again!

We’ve had an absolutely amazing time celebrating my 30th birthday here! We went to see the seals, Thrigby Hall wildlife gardens, have been on several gorgeous walks and eaten some lovely food! The house is stunning and so spacious, we will definitely be coming back in a warmer month to enjoy the garden to its fullest potential. Having a fire to come back to has been a blessing in the cold! We just wanted to say how much we have enjoyed our stay. Everything was just right, even had little things we didn’t expect to have we found in the cottage. We were lucky with the weather as it only rained at night, so everyday was a beach day as we especially love Sea Palling, but we also liked the beach at Horsey to see the seals. We would recommend Smallsticks café at Cart Gap, great food and very busy. In stalham Truly Local is a lovely food shop show and Cawdrons butchers is a real find, lovely staff and helpful owner. All in all we could have wished for a better place to stay, very lovely and we really recommend Pack Holidays to anyone!

What an amazing home! We have been coming to Norfolk since 1998 and this has to be the best house we have ever stayed in. Everything and more is catered for and it is just so dog friendly unlike a lot of places that claim to be but aren’t. This is so much more than a business, Gail clearly puts her heart and soul into making this perfect house and it shows! What can we say that hasn’t already been said. Gail we used to rent our house out to guests in Spain, so really appreciate the hard work involved with rentals. How lovely to be able to come and stay in such a homely and comfortable house which is so incredibly dog friendly. The beds are so comfortable and facilities are top of the range. There are so many things that have impressed us and who would have thought to provide dog tags with the address on! We really loved that little touch. We have all ad a lovely break, lots of eating drinking and walking – perfect!

What a fabulous time we had in Oak Cottage last week! A massive thank you to Gail and her tea! We really packed our car up this morning with a heavy heart we didn’t want to leave ….well I lie a little my 86 year old father in law would have been happy to get back to his little bungalow . Oak cottage is ideal if you travel with elderly relatives there are 2 bedrooms downstairs on the ground level and a shower room so our older family members didn’t need to tackle the stairs, they were left for the able! The garden is a god send with dogs especially 4 little dogs its was lovely seeing them run around without leads exploring every single blade of grass! There is everything you would want in the cottage and more … including shower gel, hand wash, washing up liquid etc. The beaches are amazing and I think we visited most of the local ones! On our last day we found #Poppyfields after our walk on Horsey beach, what an absolute delight a great place for a brew and a sandwich. I think we tried everything in the cottage even the dog showers in the garage! The goodies were devoured by everyone including the dogs, nothing was left! We will definitely hopefully be returning if we can find suitable accommodation for our dates early next year ! And for those who have the cottage booked in future weeks you wont be disappointed! Also a big thank you to #NorfolkSpaandLeisure for the #hotub it was amazing to just relax for half an hour after our busy days !

Our second stay here at Oak Cottage, this time it was for a full week (we could have easily stayed longer). There is everything here you could need for yourselves and 4 legged friends of the family. Having 3 large Rottweilers the large secure garden was fantastic as we could let them run around and not have to worry about them at all! The beaches are amazing to let the dogs run and Bacton Woods is beautiful too. Thank you Gail once again for letting us stay in this beautiful house, we will be returning next year without a doubt. Another fantastic stay at Oak Cottage, its our 3rd year and we have already booked again for 2018! So much space for our 8 Whippets to zoom about, also a super secure garden in a properly dog friendly cottage. We drove about an hour to the beach at Wells and we not disappointed, wow what a lovely beach! We highly recommend Winterton, Horsey, Cart Gap and Happisburgh as they are all super duper dog friendly! We now can’t wait for next year, lots of hugs and love! Second time at Oak Cottage and our sixth visit to Norfolk, we love it! We love Sea Palling beach, safe for children and dogs! Grace enjoyed the tennis game and tin can alley we found in the garage, and the dog showers are a brilliant addition too! This year we visited Thrigby Hall with our 3 year old Grace and we really recommend it. Grace loved the wooden walkways! we went to Banham zoo last year and that was far superior in our opinions! Oak Cottage, East Ruston

We have had a wonderful week in Oak Cottage. The cottage had everything that a human and their dogs could want and the welcome pack was lovely – full of goodies. We had some great trips out; The North Norfolk railway, Blickling House, Hillside Shire Horse Sanctury, also good dog walks out at Wells. on top of this we had lovely local walks in Happisburgh. However the highlight for us was having a boat on the broads for the day, enjoyed by us all and the dogs. And finally we had a lovely meal at the Butchers Arms in East Ruston which is a minutes walk way, great range on the menu and produced a separate menu for my vegan daughter! Thank You!!

Oak Cottage, East Ruston

Many, many thanks to Gail for letting us spend for allowing us to have 7 fabulous days in your wonderful cottage! Five bedroomed house and only two of us plus 5 border collies. Oak cottage was even better than expected – especially the safe garden for our “girls”. The welcome pack was much appreciated – thank you. We hope to return again soon for another restful holiday soon! Thank you!

We have had a fantastic time. The cottage is very well equipped with everything you could possibly need and the welcome pack was brilliant (Biscuits and cakes were yummy!) The dogs enjoyed their homemade biscuits too! The downstairs bedroom and shower room were very handy for mum as she doesn’t do stairs. The garden was great for both humans and dogs and the shed is very well equipped with toys and games. A lovely area with lovely beaches and very friendly locals. Good food at The Lighthouse Inn and The Butchers Arms. Thank you for a truly wonderful holiday and we hope to return soon. Best wishes

Oak Cottage, East Ruston

Another fantastic week in Norfolk! This is our 6th year but 1st time at Oak Cottage. Great House and location, central to all our needs, beach, walks, pubs etc. We visited Wells, Bacton woods, Reepham, Hickling and Horsey. Also highly recommend a drive out to Holkham beach as by far the best beach around, Horsey to see the seals and then Nelson’s Head for lunch. East Ruston circular walk was also a favourite, with the lovely Butchers Arms on route food food. we’re looking forward to next year!!

We came to Oak Cottage with high expectations. We can safely say every expectation was exceeded. The cottage is spacious and yet cosy. Every human and doggy need has been catered for. We don’t want to go home. The local beaches are a treat, especially Happisburgh. We are already planning to return. Thank you so much

Oak Cottage, East Ruston

What a fantastic break with family in a beautiful location and home-from-home cottage. Gail did a fantastic job of making us feel welcome from the delicious home baked cakes to the Christmas decorations so we could celebrate early with family. The cottage is so spacious, which was great as not only did we all have plenty of space, but the youngest member of our group (10 months old Kensi – Mae!) had plenty of room to crawl around and explore safely. We enjoyed a lovely walk on the beach and spotted some seals on a lovely crisp winters day. I would definitely recommend to friends and family and hope to return to Oak Cottage.

Hugely comfy cottage, really did feel home from home. With 4 GSDs that is not easy to find! The secure garden wa very handy as were the walks on the doorstep. Turn right and right again then straight between the fields – lovely open walks. We did Bacton Woods which are awesome. Holkham beach is amazing and worth a drive. But stick to the coast road and there are so many beaches to dip into. Then curling up with a roaring fire and comfy sofas (so hard to find in holiday cottages!!) is perfect! Everything just as we needed it. Thank you again

We have stayed in many holiday cottages and Oak Cottage is definitely one of the best!! From the home made cakes to the cosy lounge, we have been extremely comfortable!
Would recommend Winterton on Sea, Happisburgh beaches and East Ruston Common (just down the road!) – there is an entrance just opposite the Butchers Arms for great walks. Had a great day out at Holkham beach and fish and chips at Wells-Next-Sea. We’ve had a wonderful week exploring and look forward to returning wiith our two German Shepherds.

Our humans brought us to paradise! They spent AGES reading a big folder saying how great it was and we all got a trip to Kisi for some pigs ears (nom-nom) ’cause of what they read there. They kept sitting at the table eating Gails cakes which we thought might be naughty. We kept ‘schtum’ cos we had biscuits too! We’re not tellin’ ANYONE about how nice it is here because we want it all to ourselves!

Oak Cottage, East Ruston

I think all the superlatives have already been used up and calling Oak Cottage ‘dog friendly’ just doesn’t do it justice!! From the moment we arrived and sat down to a cuppa and some of the delicious cake in our welcome basket, we felt perfectly at home. The combination of a wonderfully warm, comfortable and supremely practical house with fantastic local beaches, really is very special. We’re very glad to have experienced it and will do so again! Impossible to single out a winner between Mundesley, Happisburgh, Cart Gap, Sea Palling and Winterton beaches – the dogs loved all of them. Refuelling at Smallsticks Cafe (Cart Gap) or the Dunes Cafe (Winterton) is strongly recommended after long walks on the sand. Away from the coast, Felbrigg Hall, Blickling Hall and Sheringham Park (all National Trust but keep an eye on opening times) are great for parkland walks too. Oak Cottage makes it easy to have a lazy day amind al the exploring. By far the most comfortable beds anywhere we have stayed and so much care and attention paid to having everything we would need, right on hand. Huge variety of local places to eat, many already mentioned in previous messages. Excellent pizza from the Hot Rocket Pizza Van (*Tues – Thur, check their facebook page) and wonderful fresh Thai food at the Thai Takeaway (Hoveton, again find them on Facebook) in case you dont want to go out to eat.
All in all, simply fantastic! Oak Cottage is the perfect base from which to explore Norfolk. Huge thanks to Gail – see you again soon!

One word to describe Oak Cottage – amazing! We have had a wonderful week – 2 humans and 13 dogs. Debbie and Linda (humans) – Charlie, Chico, Teddy, Jake, Rosco, Koda, Dot, Henna, Febee, Quiz – Irish Setters and Gabby CKCS and Millie – crossbreed. Such a lovely welcome greeted us with wonderful homemade goodies. The dogs thoroughly enjoyed themselves running on the beaches at Happisburgh and Sea Palling. We can highly recommend the Star at Lessingham – delicious food and very welcoming. The Butchers is not bad either!!

We have never staying is such a wonderful doggy friendly house. We immediately felt at home and just wanted to move in!! Everything we needed or wanted was here and our dogs settled straight away. We ate ALL the homemade goodies that you left for us. We ate the final piece of cake with some baked apples from your tree. It was DELICIOUS! We’ve felt wonderfully relaxed here, enjoying the log burner at night after long, long beach walks with the dogs. We really, really, really want to come back! Thank you from all of us
