The Oaks is located in a quiet and tranquil lane, central to the village of Ludham in Norfolk. This gorgeous, and fully renovated bungalow is perfectly situated to enjoy so much of what Norfolk has to offer. Being all on one level, with hard floors AND underfloor heating. this cottage is perfect for multi dog owners and those owners who may not wish to walk up and down stairs or those with reduced mobility.

Ludham is a gorgeous Broads village incorporating the well-known Staithe at Womack Water (which flows into the River Thurne), only a 10 minute walk away.

The Oaks is a 4 minute walk to The Kings Arms (dog friendly pub) and Throwers Delicatessen (which stocks some fabulous local produce). It is a picturesque 40 minute walk to St Benets Abbey on the banks of the River Ant and a 40 minute walk to the The Dog (dog friendly pub) at Ludham Bridge. (Just a fine walk to build up an appetite).

How Hill Nature Reserve is nearby and the bungalow is a fabulous location to fully explore the Norfolk Broads. It is a 15 min drive to our nearest (dog friendly!) beaches

Cottage Details

When you arrive:

Park your car in the gravel driveway (there is plenty room for up to 5 cars).

Open the wooden gate to approach the front door. As you walk to the door, if you look to your left, you will see a covered area storing all the logs for the gorgeous woodburner.

On entering the bungalow, you access the entrance hallway where there is plenty of room for outdoor clothes and shoes and there are some dog towels for dog paws if needed.

Go straight ahead to:

Bedroom 1:

This light and airy bedroom faces the front of the bungalow and has a superking zip and link bed, so can be made into twin beds if required. With bedside tables, bedside lights and a feature wardrobe.

Come back into the entrance hallway and turn left to the:

Living Room:

This gorgeous and very large living room has lots of space for owners and dogs to spread out in. There is ample seating for 6 people (and throws are available for dogs who wish to sit on the sofas). There is a 40 inch Smart TV, a stunning woodburner, coffee table, side tables and a rather lovely feature piano.

There are nice lane views to the front of the bungalow.

The bungalow benefits from underfloor heating throughout and is controllable by you whilst you are here on your holiday.

Go straight ahead to the main hallway.  Then, turn to your far left to access:

Bedroom 2:

This second large bedroom faces the side of the bungalow and has a superking zip and link bed, so can be made into twin beds if required. With bedside tables, bedside lights and a wardrobe.

Come back into the entrance hallway and turn next left to:

Bedroom 3:

This bedroom faces the rear garden and has a superking zip and link bed, so can be made into twin beds if required. With bedside tables, bedside lights and a hanging space.

Come back into the entrance hallway and turn next left to the:

Shower Room:

This large and bright room has a walk in shower with rainfall shower head, is tiled very tastefully in white brick-style tiles with a functional and modern suite comprising the shower, toilet and sink. There is a large heated towel rail and a large wall mirror/cupboard.

Come back into the hallway and turn next left into the:

Main Bathroom:

Tiled throughout with a corner bath and a separate additional shower (with rainfall shower head) and fully functional and modern suite.

Return to the hallway and go straight ahead to the:

Kitchen and Dining Area:

This is a large open plan area with new very modern style kitchen units, with dishwasher, microwave, toaster and free standing fridge freezer as well as new electric oven and hob. The kitchen overlooks the rear garden. The kitchen is very well stocked and has the benefit of lots of space and unfettered access to the dining area.

The dining area has a large table with 6 seats and a wonderful feature large window with window seat which is a nice quiet area to use to read/write . Access to the living room is via 2 glass concertina doors. They can remain open or closed (if you prefer to have them so).

Garden:

Access to the back garden is via the kitchen door or side gates. This is a sizeable garden which has 6-7 feet sold fencing all around. It is ultra safe and secure for dogs to play outside.  There is also a thermostatic (hot/cold) dog shower in the rear garden outside the kitchen.

Please note

The Oaks is a non smoking property
There is currently no washing machine
There is underfloor heating throughout the cottage
Please do not allow dogs on human beds unless you bring your own bedding by prior arrangement.

Direction

From the A149 Stalham bypass (heading from Norwich to Great Yarmouth) take the right hand turning, signposted Catfield/Ludham (opposite Sutton turn off).   Drive through Catfield village (noting a sharp left hand bend at the Post Office) and as you come through the village, take a right at your first junction (Ludham Road) just past the childrens playing field (on your right).

Follow Ludham Road for approximately 2 miles and on entering the village, take you second left (Malthouse Lane), just opposite the little village school.  Follow the road for a few yard and you will find The Oaks on your right hand side just after a left hand bend in the road.

Honoured to be the first guests at The Oaks.   We had booked another property but received a phone call as we were driving down to Norfolk to say the boiler was broken.   The lovely owners of The Oaks weren’t expecting guests just yet, but pulled out all the stops to get things ready at the last minute.

We have had a wonderful week with our 5 sighthounds.  It is just a perfect property in a great location.   Huge thanks to Julian and Nicola for the last minute booking!  It has been great, our friends have already booked for next year and we’ll definitely be back.
