Project Description

St Benets, Sea Palling

Some smashing July availability!

Sea Palling is a gorgeous seaside village, with a lovely little dog friendly pub and cafe, a fish and chip shop and a local shop selling everything (plus an onsite Post Office!)

St Benets itself, is a beautiful large family house, within a very, very short walk to our stunning Sea Palling beach, which just so happens to be a Blue Flag beach.

The beach is smashing for dog walking but do remember the restrictions in place from May to September (meaning as dog walkers, we turn right, not left, on entry to the beach)

St Benets is ideally placed – As well as being in the hub of a beautiful seaside village with all the facilities, it is ideal for exploring all along our Norfolk coast!  Turn right on entry to the beach to walk along to Waxham and Horsey…..Great for seal-spotting!  Or get out and about in the car and visit Winterton-on-Sea, or across the other side to Happisburgh and further up the coast to Mundesley, Cromer and Sheringham.

The house has many of the original Victorian features, and does remind you of a true Victorian seaside grand house!  It’s maximum capacity for occupation is 12 (across 5 spacious bedrooms), but it equally caters nicely for groups between 6 and 10.

There are 2 bathrooms, one of which has ALOT of space.   The house benefits from oil fired central heated with plenty of radiators throughout and double glazed,
making it very cosy even in winter.

Location and Facilities

When you arrive:

You will find St Benets near the beach end of Beach Road.  It is very easy to spot as it is the left hand side of a 3 storey, semi detached house on the left opposite the Old Chapel. There is room for  3 cars in the gated driveway although if you have more cars in your party, car parking is also allowed on the double yellow lines outside the house between 1 October and 30 April. Outside this time restrictions fully apply.  Parking is available in Clink Road. 24 hour tickets can be purchased from the machines at £7/day and these are transferable to other North Norfolk District Council car parks for their duration too.

The front door opens into the wood floored hall, to the right is the…

Living Room

This is a light and airy room with lovely high ceilings and lovely cornicing.    There are three lovely, comfy sofas, a nice large flat screen tv with a DVD player and a selection of DVDs.

Our smashing owners have also included a CD Player AND a Nintendo Wii.  It has a wooden floor with plenty of rugs and a stunning fireplace (again Victorian) which is in full working order.  If you happen to book with us during winter months, we will have a small supply of coal and kindling available for your first fire.  (The local shop sells wood and coal).

Go back to the front door and on the opposite side, you walk into

Dining Room

This is another light and airy room, with wooden floors throughout.  A large wooden dining table (for 8), and pine settle, sideboard and bookshelves.  There is a Victorian fire place feature (not working) and pine sideboard and book shelves filled with books.

There is a half glazed door leading to the:

Kitchen

This is a light and open room (dual aspect) with a large wooden table seating eight, large pine dresser and wood kitchen units.  There is a dishwasher, washing machine, tumble drier, free standing tall fridge/freezer and an under the counter fridge, double electric oven with hob, microwave with grill and 4 slice toaster. There is a TV, DVD player, CD player and ipod docking station.

Go through the kitchen door to the:

Garden

Outside the back door is a patio leading to a fully enclosed and secure garden for pooch-safe-play.  It  can also be accessed via the gate from the driveway.

The small patio has garden furniture, with the rest laid to grass with a high (7ft) wooden fence on two sides and a hedge and mesh link fence along the other side making it totally secure for dogs and children. The gate is wrought iron with a smaller mesh panel at the bottom to stop small dogs squeezing through.

There are a couple of sheds containing a charcoal barbecue and plenty of items that can taken to the beach.

Go back through the kitchen into the hallway.  Follow the stairs (which have hand rails as they are a little steep)
