Cottage Description

Church Farm House is an absolutely gorgeous large period property situated in a quiet road in the lovely seaside village of Sea Palling. It has 4 bedrooms, a very secure garden, an undercover outside dog shower, and is very comfortably and tastefully furnished throughout.

There is a sofa bed downstairs , with a walk in shower room next door which is ideal for anyone reluctant to use stairs. All downstairs rooms have hard flooring, fabulous for visiting pooches.  It is ideal for a family holiday right throughout the year and is a perfect place to explore Norfolk’s beach, Broad and countryside.

It is just a short 5 minute walk away from the hub of a beautiful seaside village, the beach, with access to cafes, fish and chip shop, a pub, an amusement arcade, a local shop which sells practically everything(!) and a Post Office.  It is an ideal base to take the opportunity to explore all along our Norfolk coast! Turn right
on entry to the beach to walk along to Waxham and Horsey…..Great for seal-spotting! Or get out and about in the car and visit Winterton-on-Sea, Happisburgh and further up the coast to Mundesley, Cromer, Sheringham, Blakeney, Holkham and Wells!

Cottage Details

When you arrive:

Park your car in the shingled driveway in front of Church Farm House.   There is room for up to 4 cars in the driveway. *

Hallway:

Go through the front door into the hallway, where there is ample space for outdoor footwear and lots of hooks for coats, umbrellas etc (There are also lower hooks for young children to reach).
Turn right into the:

Living room:

This beautifully furnished living room with solid wood flooring, has comfortable sofa seating for 8 (one being a sofa bed), and a single seat. There is a lovely woodburner in the feature fireplace (with your first supply of logs free!).   A wall-mounted 42 inch Smart TV is above the fireplace.

Straight ahead to:

Downstairs Shower Room:

This newly renovated shower room has a smart and modern shower cubicle with electric shower, washbasin with vanity unit, toilet, wall mounted cabinet with mirror and a heated towel rail.

Exit back into the living room and turn right into the:

Kitchen:

This well-equipped kitchen has an electric cooker and hob, fridge-freezer, dishwasher, washing machine, toaster and coffee machine.  Our lovely owners have paid particular attention to detail ensuring everything is available – from a handy blender to excellent knives.   There is a fabulously spacious larder to the rear of the kitchen where lots of shopping can be stored for your break.

Take a left into the

Dining room:

This lovely room has views over the front garden and is furnished with a lovely wooden dining table, side corner cabinet and a 36 inch smart TV.
There is a lovely feature fireplace with an electric coal-effect fire.

Come back through to the kitchen and open the door leading to the:

Stairs and Upstairs Hallway:

Take the light and airy stairs up to the first floor.  The carpeted upstairs large hallway benefits from lots of light from the dual aspect large windows.  Do take note of all the lovely pictures and wall hangings which are all either locally painted, or of local sites.
There is a large wardrobe on the landing.
From the landing, turn right into the:

Double Bedroom:

This lovely room has a wooden framed double bed, side cabinets, lovely lamps and a view over the secure garden.
Exit the double bedroom and turn right into the:

Main Family Bathroom:

The main bathroom has a modern suite with a shower over the bath with solid shower screen, sink, toilet and heated towel rail.
Exit the family bathroom and turn right into the

Ensuite King Room:

This lovely room has views over the front of the house and has a wooden king sized bed, side units, lamps and a dressing table with mirror.
There is a handy ensuite with shower, sink and toilet.

Exit to the hallway and turn left into the

Superking Room

This spacious room has a superking zip-and-link bed, which can be made into twin beds, a dressing table with mirror, side units and lamps and a very spacious cupboard for storage of clothes and luggage.
Exit back into the hallway and turn right into the

Bunk Bed Room:

Furnished with white solid bunk beds, this room is absolutely perfect for visiting children.

Outside:

There is a very secure back garden (6 feet solid fencing) laid mainly to lawn and a small patio.  There is a warm water dog shower underneath an open porch to the back door.

The front garden is laid mainly to lawn and lovely borders with a 3 feet picket fence.

Please note:

Church Farm House is a non smoking property.
Dogs are welcome throughout the ground floor. We would be grateful if dogs could remain downstairs.
Please note that our stretch of beach is sandy and has an artificial reef of rocks which forms a protected area of shallow water.
There are restrictions in place on the beach at Sea Palling for dogs from 1 May to 1 October but they are only not allowed to the left of the access ramp. Turn right for ‘free range’ pooch access!

How to find us

Church Farm House, Church Road, Sea Palling, NR12 0TZ

From the A149 Stalham bypass take the turning signposted Happisburgh/Walcott/Bacton, at the western end of the town (Stepping Stone Lane B1159). At the end of the lane, turn right at the junction and stay on the road into Stalham for approximately 0.5 mile until you reach the first junction in the town with the High School on your left hand side.   Turn left at this junction and follow the road through Stalham, to Ingham.
Follow the road through Ingham (past the Ingham Swan, and follow the road to the first junction which is signposted Sea Palling. Turn right at this junction towards Sea Palling, passing Causway Farm butcher and the farm shop.
Just as you enter the village, the road bends to the left and Church Road is on the RIGHT.
Drive down Church Road, and after approx. 150 metres, you will see Church Farm House on your left hand side.

* The driveway is shared with another house (situated behind Church Farm House) so do please park either infront of Church Farm House or to the left of the driveway that veers around the right hand side of the garage
