West Cottage is a 3 star Reactive Friendly Pack Holidays cottage. Here are the reasons why, but also more importantly, what aspects of the cottage may not be suitable for your reactive dog. West Cottage is situated in a very quiet area, off the beaten track and at the rear of a non working farm and live caravan site. There are touring caravans at the front of the site which cannot be seen from the cottages. The cottages are at the rear of the land and in a well protected and quiet location.There are two static caravans on the other side of the garden fence, however. These caravans can be seen from an upstairs bedroom window and the top of them from downstairs. The fencing around the cottage is at least 5 foot high (and higher in some areas) with the whole lot being solid fencing and no gaps. There is a cottage next door (which is another holiday let) that will tend to have dogs. The fencing between the cottages is high but please be aware if you have very noise reactive dogs, you may wish to contact Gail to discuss any concerns.The cottage does not look into another one. Parking is at the front of the property with access directly through the front door. The parking area is not fenced so please be aware of this. Please note that as this is a very rural location, there may be, on occasion, the slight possibility of hearing a bird scarer. We have had no reports of bird scarers at any time in the past 2 years, but given the location (and the possibility of crop rotation) we cannot rule it out in future.There are nice quiet walks around the locality including a private 1.5 mile walk around the land surrounding Walnut Farm. Please be aware there may be others using it too.

West Cottage (which has been newly renovated for our lovely guests) is a dog friendly cottage in Waxham, situated in the rear of the farm grounds, next to East Cottage. It is quiet, peaceful and very, very tranquil. Waxham is a fabulously quiet and peaceful hamlet, with lots of wildlife, fresh air and opportunities to explore the outdoors. Horsey (and its famous Poppylands, Horsey Mill and Ross’ Wildlife Boat Trips) is just along the road, and Sea Palling the other way, with its Blue Flag beach, dog friendly pub and cafe. We have (of course) wonderful coastal path walking. There is a 1 mile private dog walk on site at Walnut Farm and some lovely bridle paths taking you towards the old Horsey Mill.

You can hire a hot tub (for an additional charge) for your stay at West Cottage!

There is also a NEW and very short walk to the beach direct from the cottage (5-10 mins to the dunes!!)

From A149 at Stalham, take the turning onto “Old Market Road” signposted towards Ingham, Lessingham and Sea Palling and follow the signs to Sea Palling. Go straight through Sea Palling and take the coast road towards Horsey. As you go through Waxham, you will see Waxham Barn on your left, continue past there and keep your eye out after a left and a right hand bend in the road. Walnut Farm is clearly signposted on your left hand side

Cottage Details

When you arrive

On arrival, drive down the main entrance (well signposted) with the main house on your left hand side. Drive past the barns on your left, and turn left just after then. Park your car outside the front of the cottage (there is plenty of room for two or more cars). West Cottage is the left hand side cottage. As you walk into the cottage, turn right to enter into the:

Living Room

This comfortable and welcoming room is furnished with 2 sofas (a two seater and three seater), has a 32 inch Freeview TV with DVD and a gorgeous woodburner with a complementary basket of logs (more wood can be bought on site). There is a bookshelf containing some reading material and games. Go straight ahead to the:

Kitchen

This light and airy room has lovely views to the rear garden. It has been newly renovated in a classic but modern style, and includes an electric cooker and hob, washing machine, dishwasher, kettle, toaster, microwave, fridge freezer. It has a lovely breakfast bar for informal snacks. Go straight ahead into the:

Dining Room

This gorgeous room has seating for six, views to the front of the cottage and has a lovely original feature exposed walk. There is a stunning arched door through to the rear garden. Turn around to the

Bathroom

This modern and newly renovated bathroom is situated at the rear of the cottage. It has a modern white suite comprising of a bath, powerful mixer shower over the bath and sink with vanity unit. Return back through the living room to the entrance hallway and go up the stairs turning left (stepping down one step) to enter the:

Small Double Bedroom

This lovely room has views to the front of the cottage, has a lovely wrought iron bed, with comfy spring mattress, side unit with lamp. Master Double

This beautiful room is light, airy, spacious and has views to front and rear of the cottage. The Garden

The garden is large, and laid mainly to lawn, fabulous for lots of zoomies. It is very secure, having solid wooden fencing all around to 5 feet highest but a small section directly opposite the kitchen window which is 4 feet high. There is a lovely patio area just outside the arch door.

Please note

  • West Cottage is a non smoking property.
  • The stairs are a little steeper and narrower than most houses. Do please take care, especially on the upper stairs.
  • Dogs are welcome throughout the cottage
  • Please note that our stretch of beach is sandy and has an artificial reef of rocks which forms a protected area of shallow water.
  • There are restrictions in place on the beach at Sea Palling for dogs from 1 May to 1 October but they are only not allowed to the left of the access ramp. Turn right for ‘free range’ pooch access!
  • The refundable bond for first time guests is £100
  • Short breaks are welcome out of season (Fri to Mon and Mon to Fri – please do ask)

    Lovely cottage, great outside space for the boys. Nice and quiet, close to some fantastic beaches. Horsey Gap and the seals were amazing to see. Waxham beach great and Sea Palling has some lovely little bays to paddle in. Welcome pack fantastic for all of us. Great idea having dog tags for the dogs. The dog walk on site was lovingly maintained. Thank you. Hope to come back some day

    Really lovely cottage in a beautiful location. It is unusual to find somewhere in the area that isn’t dog friendly! We had only one rainy day when we enjoyed a trip on the Bure Valley railway and had a lovely Sunday lunch at The Black Boys in Aylsham. We had alot of fun at Great Yarmouth Pleasure Beach and Wroxham Barns. Waxham is such a beautiful beach, we enjoyed days there swimming and playing in the sand and seal spotting. We’d have a BBQ in the lovely garden, head back to the beach to watch the sunset from the top of the dunes. Would definitely recommend Ross Wildlife Boat Tour. We enjoyed relaxing in the garden, listening to the birds (including the owl) and bat spotting

    First time at West Cottage and we have thoroughly enjoyed our stay from the welcome pack (delicious) to the comfy beds, fabulous garden and spacious cottage. We (all 6 of us and 3 dogs) have fallen in love with Walnut Farm and it’s great location. It has been a fabulous week of meeting up as Nichola, Jay, Tammy, Kayla and Jake (my daughter in law and 4 grandchildren) travelled from their home in Scotland to join me and the dogs. Bure Valley Railway Sea Palling, the walk to the beach, the perimeter walk – AMAZING!!

    What a lovely cottage! I think this is the best we have stayed in. The dogs loved the garden and biscuits. Everything we needed was here and we’ve had some lovely walks without having to move the car. We’re sorry to leave. One of my dogs found a previous guests tennis ball in the bushes. Wow! Added to the toy box!!

    We loved staying here – Great base to explire the east coast. Fabulous beaches for the dog and he loved the garden (though we may have lost some balls in the bushes!) We loved seeing the seals swimming at Horsey. Very relaxed, just what we needed!

    We left this lovely cottage yesterday, it is a beautiful location, with all the beaches being dog friendly. My favourite beach was Horsey Gap where you can watch the seals. This is about a 2 minute drive from West Cottage. The cottage is lovely and very dog friendly, complete with dog tags for your poo bags in case they get lost. The pubs all allow dogs too!! Can’t recommend this enough!! Thank you Helen for letting us stay xx

    We had the most amazing time in west cottage the dogs loved every minute from playing in the garden to running in the dunes going for a swim in the sea and rock pools away from the seals .we enjoyed a few hours at the amusements in Great Yarmouth with the kids (adults )I found a amazing wool shop .in a village somewhere .Thankyou for all your help and Helen and mark for such a lovely place to stay
