A gorgeous traditional Norfolk cottage at the end of a row of 3 situated in a very quiet rural village, a
10-minute drive to Happisburgh beach, Cart Gap with the lovely Smallsticks café and Bacton beaches
and with lovely rural walks straight from the door. It is ideally situated near to Weavers Way ,
perfect for peaceful dog walks.  It is just a 5 minute walk away down the quiet lane to Weavers Way!

The village of Honing has a gorgeous church at the top of ‘daffodil lane’ with several dog friendly
pubs in neighbouring villages (Cross Keys in Dilham, The Crown at Smallburgh, The Star Inn at
Lessingham and The Butchers Arms in East Ruston).

Church View is an adults only cottage and not suitable for children.

The owners of Church View are keen not to set higher prices for school half-term weeks, as they are particularly supportive of the teaching profession and will also offer discounts for repeat bookings and recommendations.

Accessibility guide

Church View has one step into the property. Both bedrooms and bathroom are upstairs. The stairs are wide and have a handrail. Please let me know if you have any mobility issues

Location & Directions

From the A149 take the turning signposted A149 North Walsham. Follow the road through Smallburgh and take the right hand turning through Dilham (The Street). Continue to follow the road through the village of Dilham, all the way to Honing (over a small bridge above Weavers Way). There are three small roads to take once you are over the bridge. Take the right hand one which is Honing Common Road (you’ll see Weavers Way signs on your left). Follow this road which has a few bends until you reach the junction of East Ruston Road. Turn leftChurch View is on your left hand side, 6 houses in to the village. It sits side onto the road

 

Cottage Details

When you arrive

Park your car nose first directly in front of Church View cottage gates, in the shared driveway. Walk through the gate and enter the cottage through the main door (to the side of cottage). There is a wall-mounted 7.2kw EV charger (Pod Point) on that side wall with a tethered cable which is available for electric/hybrid vehicles. Charging is free from 1130-0430 overnight. Out of these hours charging is available at additional cost of 40p/kw.

Kitchen

The kitchen is nicely designed making great use of space and features. There is an electric hob and oven, a fridge with small ice box compartment, microwave, washing machine and plenty of storage. You’ll find everything you need for cooking. The window overlooks the quiet road. Go straight ahead into the

Dining / Living Room

This lovely room is cosy, light and airy with patio doors leading out to the enclosed rear garden. There is plenty of comfortable seating for three people and a free-standing 40-inch Smart TV. There is a dining area for formal dining too. An understairs walk-in cupboard for coats and shoes. Walk up the nice wide stairs to the landing to access:  Please note, the stairs are NOT steep

Bathroom

The lovely recently fitted cosy bathroom is furnished in modern white, with bath (with an over-the-bath very powerful shower), washbasin, toilet and heated towel rail.

Bedroom 1

This large and airy bedroom has a king-sized bed, side wall-mounted cubby holes for shelving and a reading lamp, black-out blind and fitted storage with views of the fields and countryside. Walk across the landing to:

Bedroom 2

This lovely room has a single sofa bed and if you would like to have a peek at an amazing view, you can use the ladder to the additional mezzanine office space where you can get a birdseye view of the church. There are also black out blinds for the velux window and side window.

Garden

The garden, with pebbled footpath and stone-covered raised bed edged with a herb garden, is fully enclosed (hedged and fenced) with a back gate (allowing rear access) and has small patio and garden furniture for eating outdoors. There is a shed which contains garden chairs, 2 adult bikes (which are available for use but strictly at own risk) and a bag containing some beach bats/balls.

    Thank you very much for the loan of your beautiful cottage. We had a fantastic week and cant wait to return. Your cottage in every way and the bed is so comfy (I just wanted to stay in it or take it home with me)
    We still didnt do everything I had hoped to do, but we did do some different activities and everything is possible from the front door

    What a fabulous little cottage – perfect for our few days away in February 2024. We had lovely day trips to Sheringham, Cromer and Mundesley – try the Ship Inn above the Mundesley beach – it’s great and really dog friendly.
    Well equipped kitchen and the comfiest mattress I’ve ever had in a holiday cottage! Really well looked after space and really convenient for visiting so many places. Thank you!

    We came to escape our neighbourhood fireworks and it was lovely and quiet
    Perfect location for Cart Gap, Happisburgh and Bacton Woods. Our favourite beach from previus visits is Holkham Beach which we returned to
    A big thank you to Gail at Pack Holidays that guided us here after Google Maps took us to another Church View! We were driving around in the dark and didnt think we would find it! Thats London city folk for you! Lovely place to stay, the best bed, lovely bath and everything you need. Happy New Year!

    First visit / stay at Church View with our two Rottweilers Bo and Bane.
    Both loved and settled into the cottage really well; although a bit snug due to their size, they loved coming back from the beach each day and relaxing in the cottage in the afternoon.
    Our dogs were made to feel really welcome everywhere we went, enjoyed some pub grub and a treat of chicken nuggets and ice cream to share at Cromer beach. The even saw their first ever seal at Cart Gap beach, looking rather confused that this creature didnt stand on four legs like they do! But with a few head tilts and a few minutes of admiring the little seal pup, they happily moved on.
    Absolutely lovely cottage, great location with so much to do.

    We had a lovely week in this delightful, well equipped cottage.
    There is so much to see and do in the area.
    The weather this week has been dry hot and sunny for us. We were able to get out and about every day. A cycle ride on Weavers Way, walks along the beaches.
    A boat trip on the broads and a ride on the Poppy Line are a “must do”.

    What a lovely cottage and so peaceful too!
    We tried to pack in lots of things to do in so little time
    The circular walk, Weavers Way, Honing Station and of course the walks along the beach at Happisburgh and Cart Gap
    On the last day we went on a seal watching boat trip from Morston. Sonny wasnt sure he liked being on a boat and was glad to be back on dry land
    We chanced upon a collectors fair which was held in Stalham
    Watched the boats on the Broads and discovered the delights of Blakeney
    Such a beautiful part of the country and so dog friendly!
    Sunny had such a great time and he says thanks for the biscuits

    Highly recommend Bacton Woods for a lovely dog walk, so many different routes to take.
    Happisburgh beach was lovely

    Lovely cottage and beautiful area with too much to do in such a short time so we will have to come back!
    We were very lucky to have great weather so visited lots of beaches including Happisburgh, Horsey gap, and saw loads of seals, amazing and Cart Gap.
    Great pubs and cafes to visit too and fantastically dog friendly everywhere – Poppy and Paxo want to come back too!

The area, well, walks from the door, amazing wildlife- deer, and a beach or two within a few minutes drive and the Norfolk broads just down the road too.     Brilliant dog holiday stay! I have a miniature dachshund and the property was perfect for her. Lovely enclosed garden with the patio doors allowing easy access for her. Its a beautiful place, very clean and fresh, with everything you need for a comfortable stay. Lots of information on places to visit left by the owners.
    The beaches are dog friendly all year round, sand is lovely and so quiet even in half term. We took several long beach walks. The cafe at Cart Gap is lovely and food is great – dogs are only allowed outside. Also had amazing fish and chips at The Lighthouse. – there are so many dog friendly places to eat.
    Being so close to Weavers Way is a bonus. Either way is a lovely walk, we even saw a deer on one of the walks. Lots to sniff, and plenty of other dogs to meet along the way.
    Can’t wait to return!
