Church Cottage is a gorgeous, charming and distinctive Grade II listed large thatched cottage set in a quiet location, with a large, well-tended garden and surrounded by fields, wood and countryside.

Its idyllic location has beautiful views of the church and open countryside.  (Fancy a bit of bellringing on a Friday night?).  Through the churchyard, you can reach a network of footpaths and quiet lanes, close to the River Ant and Barton Broad!

The cottage is set in the heart of the Norfolk countryside and is the perfect base to explore the Broads (think Ludham, Hickling, Potter Heigham, Horsey…this list goes on!) and our wonderful beaches are a 10 minute drive away!  (Think Happisburgh and Cart Gap!)

The village of Catfield is peaceful with a super dog-friendly pub, The Crown,  and lovely village shop for all your essentials.

The nature reserves of Hickling Broad and How Hill are very near.  Our pretty, sandy beaches of Horsey, Winterton-on-Sea and Sea Palling are just a few short miles away.  Now that the Norfolk Coastal Path is open, there’s no excuse for getting out and about and enjoying our lovely coast!

Location and Facilities


On Arrival/Parking:

On arrival to Church Cottage, enter via the paddock gate and park your car in the driveway.  There is room for 2 cars here.

Garden / Entry To The Cottage:

Make your way through the landscaped garden to the rear door of the cottage.

Hallway and Kitchen

Enter into the hallway/porch where you will find wall hooks for outer wear,
and shoe racks for outdoor shoes and our obligatory country wellies.  To your right hand side, you will find a utility room with a Belfast sink, a washing machine, tumble dryer but also an extra toilet.

Continue into the kitchen which has a beautiful feature dresser to your left hand side.  Enough seating for 6 at the beautiful pine table.  A raised cooker for ease of use, ceramic hob, a fridge/freezer (nicely tucked away in the pantry together with a microwave oven) and dishwasher.

Dining Room

Take your first left out of the kitchen which leads into the gorgeous Dining Room with polished wooden floor.  With seating for 6 at the feature table, a baby grand piano and stunning views, it’s a super room for getting together for a relaxing meal with friends and family.  There are lots of books and games for use also as well as a CD/MP3 player.  The original beams throughout the property are just stunning.

From the Dining Room, turn left into the:

Living Room

A really relaxing room with stunning views, to three aspects, across to the church on the
0opposite side of the road and to the garden.  Whilst this is a thatched cottage, this room does have an open coal fire which guests are very welcome to use with care and using smokeless coal only (no wood or paper).  There is a 32 inch Freeview TV with a DVD player.

Come back through to the living room and go up the set of stairs in front of you.  At the top of the stairs, do turn round to see the wonderful view from the window, across the fields.  Go into:

Bedroom 1:

Bedroom 1 has a single bed with a solid pull-out single bed underneath, allowing flexibility of sleeping arrangements.  There is a wooden cot in this room and again, stunning views across the fields via feature windows.  There is a bedside table and lights and lots of storage available in the built in wardrobe.

Move through the small hallway with more built-in storage into:


Bedroom 2

Bedroom 2 has a very comfortable double bed , bedside tables, lights and a view across the fields.  A large built in wardrobe storage for the ever important luggage.

Go straight through into:


Bedroom 3:

With views from the wonderful feature window across to the church which are just stunning and benefitting from the morning sun!  Bedroom 3 has a single bed (facing the window) with bedside table and lights, plus a dressing table and mirror and a built in cupboard.

Return through the bedrooms and back downstairs.

From the kitchen, through a latch pine door, is a lobby with pegs for coats, leading through to the Bathroom.


A smart, modern white suite with toilet, corner bath (with hand shower), sink
unit with splashback and mirror and sizeable corner shower.  The bathroom has a heated towel rail and tiled floor.

Return back to the kitchen and turn immediately left.  There is a lovely feature latch door.  Open it (remembering to duck your head on the way up the carpeted stairs) to:


Bedroom 4:

Bedroom 4 is a spacious room with a double bed, bedside table, bedside lights, built in wardrobe and cupboards and lovely views across the fields.

The Garden:

The garden surrounding Church Cottage is just beautiful.  To the front there is a small cottage garden with a 3 foot picket fence.

The rear of the garden is a mixture of borders and grass with a variety of trees leading into a small wooded area, backed by a tall hedge.  There is a lovely patio area just outside the door (which is a suntrap) with a table and chairs as well as a wooden table with benches, for al fresco dining.

The garden is surrounded by hedging (4 feet) to the front and to the rear and side by a mixture of chestnut paling, hedging and wire mesh.

Some areas of the hedge to the rear of the property may be easily got around by some dogs, however, just behind the hedge, bordering a field, is a secure sheep fencing (owned by the lovely neighbours in the Old Rectory) and this area is secure, being closed to the road by a gate.

Church Cottage is strictly a non smoking property.  As it is a thatched cottage, it is essential to take all precautions as advised.

Please do not allow dogs on human beds and please do not allow your dogs in the bedrooms.  Throws must be used if dogs are on sofas in the living room

Church Cottage has a refundable security deposit of £200.

How to find us

From the A1151 from Norwich, about 3-4 miles after Stalham and Sutton, turn right onto Sutton Road (signposted Catfield). Follow this road for 5 miles until you arrive in the centre of Catfield (you will see the general store in front of you at a very sharp bend).  Turn right at this bend down Church Road and follow the road until you reach a junction.  Church Cottage is on your right hand side! Turn left and enter the paddock gate.



Returned home for the weekend! Used to live in Church Cottage from the years 1963 – 1973 when initially it was 2 separate cottages, until we were allowed to ‘bang a hole in the wall’ in the kitchen to make it one. It was a ‘tied cottage’ as my Dad used to work at Church farm which in those days was a fruit farm owned by Mrs Gladden. It really was a home for our family as my Dad was also born here! It was so good to go back and have happy memories come flooding back as well as a lovely weekend in what is now a very cosy cottage! Thank you!

We have had a wonderful week and stay in the cottage . the garden is lovely, the road is quiet apart from a few tractors and the walks around the local fields are brilliant.
